I am planning to buy FEMA flood insurance. Does it matter which insurance company I use for this purpose?

I would suggest researching extreme details associated with the policy before you purchase. I have heard many stories about certain areas not being covered, not covered during what they call “Storm season” and declination if there were recent rains. They look for everything!

Same experience in another state. Very tough insurance to file a claim and deal with! I have had positive experience but hear of many negative

Agree with Brad here, have heard many scenarios of this not working out well after years of paying for coverage

Get an elevation certificate; most sellers in flood zones will pay for one, or may even have one. Once you have the elevation certificate find an Independent Insurance Broker in the area that you buying the property. An Independent local Broker should know the best Insurance company for the area.

To what resident 2 is saying, “get an elevation cert”, the parameters for the cost of this insurance seem to vary from lot to lot. On my mother’s street, 4 houses are being told 4 different things. My mother’s immediate neighbor was told to raise his house (after sandy) and my mother was not told that. But the insurance keeps going up and it went up a good bit for another neighbor to the otherside, but not her.
This flood insurance is a very big topic of conversation for people living in flood zones. The cost of it, things about the program; imho it consumes too much time and too much worry.
On the bright side, i do tell my mother she made a wise investment: in thirty years the creek behind her will flood the salt marsh right to her property line and her grandchildren will be able to bulkhead the property and tie their boats up.
I can get more information about her experience with this program. She has been wading through this for 16 years now.
