Flat Roof How often a redo or just patch.
Wondering about this too – has anybody done a full strip with asbestos abatement who can share their experience?

My roof is showing cracks on the sides and needs flashing repairs, etc. Its around ten years old.
The roofer can patch, but can guaranty it will fix some leaks. The recommendation is to re-skin.
Do these type of roofs only last ten years or so?

If you do recovery method it would be cheaper than patching cracks over and over again.

If you already have 3 layers on your roof it is time to strip it all off & start again. Then a decent roofer will give you a 20 year guarantee; subject them being around that long!
Patching a roof is kicking the can down the road that will eventually need to be taken care of and is generally a sign that more will come.
Liquid membrane is only as good as the base it is put on and will crack if the subsurface is not solid or anyone walks on it.
If you go with the strip it all off route; you will have greater peace of mind, a bigger bill now but less going forward. But the key is to find the best roofing contractor that will back up the guarantee.
Mine after two generations has just retired.

Also, if you strip it you have the option of adding insulation board that will help keep the house more comfortable and lower fuel costs.

You probably have a lot more than 3 layers on your roof and some of those layers have asbestos. Ripping off all the old layers is the correct thing to do but its not cheap. Putting down a new coat of aluminum paint could give you another couple of years if you want to hold off.
