Flat Roof Grading

Good evening everyone, hope you are well.

I recently purchased a multi-family brownstone with some known issues. One of these is some leaking as a result of pooling/ponding on the roof of the second, lower-level flat roof. I had a roofing contractor out today and he quoted me $3,500 to re-grade the roof and fix the gutters. That seems a little steep to me -I was reading on the forums that someone got an entire 20×50 roof done (ashfault rolled over cold tar, old roof left in-situ) for that exact price (which is coincidentally exactly how large the lower-level roof is).

What are your thoughts? Seem too high for the job? I think many contractors see an owner of a multi-family property and dollar signs pop into their eyes. If anyone has a recommendation for a budget-friendly roofer, I’m all ears!

@mozeeatupu – I guess it was an awkward way of saying the roof on the extension. I didn’t want to call it an extension because it was part of the main building, but I guess that’s technically what it is. 20 x 50 feet is the size of the roof.

@resident2, I think he was suggesting that he was going to add additional weight and not necessarily replace it. I will confirm.

It will depend a lot on how they are actually re-pitching the roof. Are they stripping off the existing roof and rebuilding the structural grade or just adding more weight on top of the existing roof?
if they are doing the first; it sounds about right when you add in the cost of moving all the old and rebuilding the frame etc.
If they are just doing the second then they are ripping you off and giving you another bill down the road.
