Hi. After nearly 3 years of interior renovation, finally seeing the end. However, we’ve not been able to tackle the outside until now. The back wall was painted some time ago and now is almost completely flaked off. Question for the group: do we repaint and call it a day or would it be better to bring the bricks back to their natural state? From an aesthetic perspective, I’d be happy with either and most of the houses around us have been painted. But after all the money we put into the house, don’t want to do anything to jeopardize that. Appreciate the Forum’s thoughts.

Kicking this up so someone with brick can address. I’ve always heard it’s not ideal to paint brick. Our first course is brick and we removed the paint and repointed.

You can paint brick – it’s not inherently bad and won’t ruin your facade – just use a breathable paint. However, if you’re in the midst of other house projects, I would suggest having the brick cleaned of its existing paint and re-pointed now. It’ll give the wall many years of reliability, and it’s sort of messy work (particularly the scraping) that’s best done now. At which point you can decide to re-paint or leave it as is. You may be surprised at how sharp the wall looks once the old paint is removed and all of the joints are tidied up.

It will no doubt look lovely. Two cautions: Get someone very experienced with paint removal and precise, particularly if the paint contains lead. It’s too easy for newbies to track paint-stripper-goo-mush all over the place and also to poison themselves and you. They should absolutely cover your existing windows extremely carefully, as well as mask all adjacent areas including the concrete ground and they should have booties to cover their shoes. If you get the goo on your window screens they will have to be replaced. Another thing: Make sure they do only one facade at a time. You must be able to open your windows inside on the other side of the house. If any paint removal fumes get inside (very likely) you will be poisoned if you can’t open your other windows. Having fans at the ready also helps. This is a job best done in the spring when heating is not on but the air outside is not too warm to open your windows and no too cold for them to paint or do masonry work. Of course paint removal people can do the job and also it appears some exterior brownstone masons are skil led at this too. Second caution: Make sure the masons repoint using mortar appropriate for the brick. I am not sure what our masons used and some of our bricks may already be spalling but time will tell.

I just had my 3 story exterior back wall painted with Thorocoat (it was already previously painted about 30 years ago.. or more). Had the chimney repointed as well. Overall, I’m happy with the work. It should look good for at least 10-15 years. Not too expensive either. Stripping the existing paint and repointing would have been a really long job and would cost a fortune. Depends what your bankroll and patience is like.

I should add that prior to painting, all of the cracks in the facade were opened up and repaired. Everything was chiseled/scraped prior to repair, and then it was painted.

I had a similar situation with an 1890s grey stone in Chicago. After a two year long grueling renovation, we were left with the rear brick facade that was was painted gray and was flaking off. Besides being unsightly, it appeared that the painting was done to camouflage walls badly needing tuckpointing. I got several quotes to strip the paint using different methods. In the end, I chose a great mason, who carefully chemically stripped the paint off, and repointed the entire facade. The price was half of what was quoted by painters and stripping companies. And a mason is more inclined to preserve the integrity of the brick. The results were dramatic and boy am I glad I took the plunge!! Best decision ever. Now I have classic “old Chicago” brick that will live another 125 years. It’s gorgeous.
