Fix for concrete ceiling in vestibule under front stoop?

Did a search with no luck but I can’t be the first with this issue…

Went to replace the ceiling in vestibule of ground floor in rowhouse (the entrance in the side of the front stoop) and found wet wood and degraded concrete with exposed, rusted rebar. Stoop was redone a year ago (new top and limestone steps). Anyone else ever gone through this? (Photos are after cleaning with a wire brush and filling gap with “Great Stuff”.) Thanks! Wow, what a drag. We had a similar issue with a piece of steel holding up part of our stoop degrading over the years and the stoop developing cracks thanks to movement. Everyone (masons) wanted $2,000 to fix it but no one was sure how to do it. Eventually we did it as part of a bigger job with a big contractor outfit that does everything, and they did a great job. I agree with no-permits figure out where the leak is coming from first and start by calling the contractor who did the stoop. Good luck.

I don’t think covering the issue is the solution. Figure out where the water is coming from and fix it. Do the steps pitch slightly towards the sidewalk like they are supposed to? Any cracking? What’s the condition of the top step/saddle? I’d start with a call to the contractor who did the stoop.

It’s degrading because the rebar wasn’t properly installed, rebar should be covered with at least a 1.5 inches of concrete. Personally, i’d just cover this with a plastic or aluminum panel, leaving a gap between the panel and the concrete and around the perimeter, so if there is any moisture, it’ll be able to dry out. It’s purely a cosmetic thing, unless it’s actually dripping water from the ceiling when it rains…
