Hi folks, my wife and I are in contract on our first ever home purchase–a small two-family house in Ridgewood, Queens. (I know it’s not Brooklyn but hope it’s okay that I post). We are super excited but also a little nervous about the whole thing!

The house needs some work but I am very handy and have a good amount of experience doing light carpentry, drywall, wiring, and plumbing work.

I’m just writing to introduce myself, and to hear if anyone has any advice for a first-timer who looks forward to some DIY, and some contracting.

I would also love any advice on being a first time, small-time landlord. I feel a little weird about it—ethically, and with regards to personal safety and sanity—but really it is the only way for us to be able to afford to own a home. I plan to be a conscientious landlord and am hoping I can find an easy, affable tenant in the 2br apartment we will have up for rent.

We are Greenpoint residents of 12 years–sad to leave the neighborhood but ready for a change as we just had our first baby. We are excited about the slower pace and old-scho ol charm of Ridgewood.

Coolest part of the house is the private driveway and large garage in the rear. I am an avid gearhead and love wrenching on my wife and I’s older vehicles!

I’m a former Ridgewood resident— it’s a great area. My husband and I just bought a two family in Windsor Terrace (homeinspector here did our inspection in fact). We are also first time home buyers, with young kids, and my husband is pretty adept at light renovation and mechanical work (he’s currently got the saw fired up in the basement and is installing baseboard). We inherited our long term tenants but have mutual friends which is I think a good thing. I don’t have a lot of advice one month in, except: give yourself as big an overlap as you can afford while you prepare the new place. None of these old houses is truly move in ready, and a lot of problems shake loose the minute you try to do the tiniest aesthetic fix. For example, we removed a radiator cover to paint it and realized that the floor underneath the radiator was basically nonexistent. Cue scrambling to find a plumber to disconnect, increased scope of work for our floor refinisher, a major delay for our painter and a spur of the moment decision to pull all the 1960s baseboard and put a proper 7 inch back in. The upshot is we got the floors and walls done but ran out of time and moved into a house without baseboard — and now we can’t fully unpack till we finish the install. We gave ourselves a two week overlap HAHAHA should have been 3 months. We are slowly learning what it means to live with things as they are, fix stuff very thoughtfully, and create a good order of operations for the rest.

We have had very good luck with contractors so far, many mentioned on this forum. Special shout out to O and A Floors, two brothers based there in Ridgewood. They were responsive, perfectly on time, and did LOVELY work repairing and refinishing our parquet, for a bit less than our quote from Verrazano.

GreenwoodGoblin, thank you for that plug. if you have more to say about me and my service, i welcome it.

OP, if you have not had a home inspector come in yet, dig out some of the reviews of my service on this board or look at the testimonials page on my website. they are no made up.

If you have had a home inspector come in and are considering projects (either diy or contracted), i can give you tips on processes and materials as i have managed smaller commercial projects all over commercial buildings and interior projects on residential and have years of hands-on myself and the education to go with it.

If you have had a home inspection done, if you call me, i will find at least one or two things the other inspector missed (this always happens). A couple of months back, a buyer brought me in after having a home inspection done by someone else because he was not certain of a few things and i immediately found two very serious issues that had been missed. in that case, because the house was already in contract, the seller (who was not present) ordered his agent to have me and the buyer leave the premises.

I am also a restoration contractor and people will call me to ask about their old doors in conjunction with a home inspection. I am able to coach people on DIY.

in so far as living in ridgewood, we almost bought there. I have always regretted not having gone there and for a while we found ourselves going out to eat there often (sadly our favorite Polish place closed during covid).

Steve, I may take you up on your service. I had a home inspection prior to getting in contract, but the guy was a total moron and I believe possibly drunk during the inspection. Laughing about it now, but it was godawful in the moment. My realtor referred me to him, and the inspection was so awful that my realtor ended up paying the fee because he felt so bad about the whole thing. We got sort of a half assed report but generally a clean bill of health so we decided to get the seller to lower the price and move forward with the sale.
But—Wish I had known about you a few months ago!
I saw you did a class on stripping paint. I was actually very interested in this because the previous owner (kind of a flipper) painted the original staircase in a haphazard way and I would love to restore the wood, at least on the rail and the main bottom post.
The previous owner gutted most of the house and unfortunately took most of the character and replaced it wi th, in my option, tacky finishes that need to be replaced. I was hoping to find more of a “time capsule” home but we got a good price, and at least all the drywall, etc, is new.

Hi Ridgewood Sam! Congratulations and good luck to you. Ridgewood is a wonderful area (we used to live a block away, still close, and have friends in the area). Those Ridgewood townhouses tend to be circa 1900 with two floor-through apartments. The layouts were typically “flexible” with parlor in front, dining room in back, and sometimes a bedroom in the middle. They can usually easily be adapted for single-family use if needed without too many changes.
