Finding new tenant

I have a tenant who will be moving out at the end of May – his mother died & he’s moving to her house. How do I go about finding a new tenant? Current tenant is willing to show the place but I’ll have to paint after he moves & I doubt people will want to see the place. It’s a super apartment but doesn’t photograph well. In the past I’ve posted it on Craig’s w/ great success.

You must create an apt that photographs well. New paint, intentional interior design, and documented functionality help attract renters. Clearly you might take you a couple of months to find someone at this slow pace.

Agree w/ resident2 in some ways.

I used to do it her way, but why lose a month of rent? And unless your tenant is a pig, places usually show better furnished and decorated than when it is empty and cold.

I know you said your tenant would accommodate showings, but I wouldn’t allow it as a landlord. In this current situation, I would wait until it’s vacant – and hopefully by the end of May, this is all better.

I agree — wait until you’ve painted before photographing. We had great success with StreetEasy last time we rented. Sadly, you may have to give up on a June 1 new lease date. July 1 might be more realistic in the circumstances. Still, it allows more time for some sprucing up.

The real question is: how do you show it? Agents cannot show it at this time with the shut down. Are Landlords allowed too?
It is not good to rent to a tenant who has never actually walked through it to look at what they are getting properly. Virtual Tours do not cut it.
But to your question; I always think it is best to let the current tenant leave, then paint & clean etc & present it the way you expect it to be maintained.
