We are thinking of adding an extension (16 feet wide x 10 feet long) to the back of our house on the first and second floor. Has anyone done this? Before we hire an architect and bid for GC i wanted to see how much (approx) this would cost? There would be no plumbing, no bathrooms, or anything like that. We are just adding sq footage with new electrical, flooring, windows etc…Anyone has done this before? We are looking mid range building grade….
How much per sq footage?

For a much smaller extension, I would guess this project would start at a bare minimum of at least $40,000 and probably much more. You will need an Alt-1 permit from the DOB, which can take a while, and you will need to be sure your existing conditions and new plans are legally allowed and conform to code requirements as far as distance from lot line, bulk, FAR square footage allowed for your building, and so on. A quick consultation with an architect can probably answer these questions as to whether or not your proposal is legal and feasible.

Cate and HH009, this is not an Alt 1, unless it adds a floor, or changes the use, occupancy, or egress, which it doesn’t sound like it does. An Alt 2 will cover it, no need for a new C of O.

We typically ballpark new construction around $300/sq ft. 16 x 10 x 300 = $48,000. Add some for the footing, assuming a crawlspace or slab on grade, maybe $15k.

I think you should budget about $200-$300k to be safe for everything. The architect, structure engineer, electrician will cost money. Permits, windows, new roof, sliding, other material, are you going to add a HVAC also? Look thru some of the forum’s post. You will get an idea of what items should be include and issues people came across.

I don’t think it is possible to have no plumbing. How will the extension be heated? Can your current system handle the extension heating. You need to hire people to do analysis for heating and recommend a new system. Good luck!

I think $400/sft is more realistic these days, and since you mentioned two stories you’re at about $130K for construction alone with slab on grade. Soft costs (architect, engineers, expediter, permits) will likely add another $50K so you are coming in around $180K-ish depending on what actually happens in the extension.

If you want to put a master bath, kitchen or other expensive program area in the new space the costs will go up further to account for finishes, fixtures, plumbing etc. A new deck on the roof will also be tempting but require additional structure, finishes etc.

Also, be aware that the existing rooms you have at the back of the space still need to have light and ventilation, so they cant be “landlocked” by the addition. If the addition is adding space to existing rooms that is fine. If the addition is a dining room and the existing room at the rear is a living room and you have a wide opening between the two that’s fine also.
