Establishing mailing address for rental unit

Hello — I have purchased a 2-family building and done extensive renovations. I will rent out the ground level apartment, and live with my family in the unit above. Once we take residence, I want the owner’s unit mailing address to be simply building #/street name — say, 100 Whatever Street — and have the rental unit address be 100 Whatever Street, GARDEN APT. (all caps just for emphasis here).

Is there any official Post Office process that I need to begin in order to do this, or is it simply a matter of establishing the name of the rental unit as “Garden Apt.” in the lease, and then labeling the rental unit mailbox the same way so the mail carrier knows which box to put my tenant’s mail? Is there any problem with not having a proper unit # for the rental address, and just calling it “Garden”?

Nothing to overthink here.. Apt 1 and Apt 2. If you try to get fancy it will just be problems with deliveries and mail etc. If you don’t put an Apt # the mail carrier isn’t going to play guessing games.

Keep in mind the Post Office will only deliver mail to one location; they are not going to walk up the stoop to your mail box & deliver the tenants to under the stoop.
If you do not provide two mail boxes downstairs they will probably throw it in through the gate under the stoop if you do not have a solid door there.
It is very difficult to train a mail person to walk up the stoop.
The DOB will number / identify the units. If your Architect has not done so consistently throughout, the different departments of DOB often name them differently; plumbing for gas accounts has one ID electrical has another…
If you ever need to evict a tenant you need to ID clearly on all paperwork.
So check that your architect has clearly ID’d each unit consistently.

There’s no official Post office process/labeling method in regards to a unit. Simply use common sense to label the mailing box in a way that’s logical, I’ve seen “garden”, “ground”, “bsmt”, “1” used as for naming an apartment like the one in your situation. More importantly, what you want and need is for the tenant(s) name(s) to be on the mailbox. Thats what really counts.
