Drawings of Existing Masonry?
Hi all, I’m back trying to deal with my 1915 brick row house with 5 cast concrete steps up to a large 20’ wide by 8’ deep cast concrete deck. There are brick side walls between the neighboring porches of the same design and a front brick wall topped with alternating brick and balusters. The steps have brick walls on both sides. There are an additional 3 steps down to a door under the porch. Under the porch there are 2 interior rooms. All in poor condition. Not landmarked.
I am looking for someone who can draw the existing porch and steps configuration with slight modifications (like bricks replace concrete) and add in the connecting knee wall for gate/yard perimeter fencing. Someone who can advise on best materials and have knowledge of how far demolition would need to go.
I want to use the drawing so I can get contractors to bid on the same plan. I’m having trouble finding someone who is an exterior masonry expert for residential jobs. I have spent a lot of t ime looking at old posts here and the pros section. I’d like to get some bids before filing DOB if it comes to that so I know what’s in store. I have Park Slope tastes but a Kensington budget. Thanks.

Why do you want to replace it all? Why not just do the usual repointing of the brick and resurfacing of the concrete stucco? Be advised all stoops leak. Or is there a structural failing? You can add in rebar, a steel beam, etc., and still keep the same structure. We did that. Repointing, resurfacing, steel, etc., should hopefully cost less than $20,000 but demolishing and replacing the whole thing could easily cost around $60,000 or more, will require filing, will take longer, and be more disruptive. There’s also some risk it will be an eyesore and may not even solve any of the issues you are experiencing. Worst case, it could even fail within a few years. I say this based on my own experience repairing my own stoop and what neighbors have done.

You should talk to an architect or engineer. If you’re really hardcore and don’t think you need a permit, you can talk to a drafting shop about what you need. They’re not hard to find. But if you’re planning to file with DOB you need an architect or engineer.
