Our condo is looking for door specialist. The exterior entrance door is not secure, loose having a gap though it’s locked, also thinking to see if we can have door swing out to enter and like to install more sturdy door to resist strong wind in the winter. Can someone recommend it if you know any door company including security system as the entrance door can be buzz-in?

The door is loose against its stop molding. I suspect this door has an electronic latch. We sometimes get calls to provide insulated door stop on doors with electronic latches. The problem is if the stop is applied snuggly against the door, the latch will bind and not release. The latch or door stop can possibly be moved a little to take some of the play out.

But if you desire to make the door outswing, it can possibly be done but at some point you may just wish a new door like green suggests.

What has you think the door is not sturdy and cannot withstand wind in the winter or are you afraid if it opens out, the wind will damage it? That is a concern with outswing doors but there are steps to mitigate that.

I think first you have to decide if you want a new door. If that is what you really want, i would not put too much energy into the other things.

It’s not electronic latch. We already have break in multiple times as it’s easy to open the door for the thief.

Ok. Well the cylinder you have suggests a deadbolt. BUT, does the door latch on its own as you slam it? Meaning it is not a dead bolt? But a latch? A latch is very easy to “shim” or jimmy. Or perhaps you have a dead latch but it is not functioning because of the play in the latch plate.

Maybe shoot me a photo of the edge of the door, showing the latch and why not take one of the latch plate and the inside of the lock, on the inside face of the door. I mean post photos here.

I am not marketing myself here. I do locks as part of my door restoration work or i install high end locks in old doors or special situations. A lock smith should be able to help with this but you have to use one of the major lock smith shops with store fronts. The guys you find on the web through 3rd party websites often know nothing and are out for a quick buck and don’t care to build a reputation.

You will need a “dead latch” with a proper strike plate to make the dead latch remain out. A dead latch is different than a dead bolt in that a dead latch slams shut and is secure whereas we must turn a dead bolt.

If i had to guess from the dark photo, that is an adams rite lock. But not sure.

There are 3 really good locksmiths in brooklyn and a few in manhattan. Any of us on here can and will recommend them. For the benefit of the audience, i am entertaining this here.

Ok. You have a deadlatch. That little latch below the latch, if you press that in, it should make it impossible to press the main latch in. Also. You door is loose to allow the electric latch to release.

My thoughts are this:

1. Maybe there is enough gap in the door, between the electric latch and frame and the door itself that the culprit can force this just a little and it opens;

2. The electric latch is bad and internals are bent and not holding.

3. Maybe that deadlatch is not working. Press the little latch in and press the big one in; it should not move..

If all the parts are doing what the should, it might be a matter of adjustment. Also, a much longer piece of interocking metal on the outside can make it harder for someone to run a “slim jim” into the door and frame.

Close the door and take a photo of the lock area and electric latch. I want to see how much gap is between them. Sometimes if there is too much gap and play, a good push is all it takes.

The end result is you need a good locksmith. This is all easy but I don’t have the time. I am kicking back this afternoon a little. And that lock is probably an adams rite. It is made for installation in comercial aluminum doors (store fronts) where tolerances are much tighter. Where it might be harder to slip a thin piece of metal in to force it.

Baldwin makes proper mortise locks for wood doors with long latches which make it hard to force things. Others make them as well. I might give some other brands away on here if i have any. For that set up the way it is, you want a mortise lock with a dead latch but not a deadbolt.
