DOOR FRAME REPAIR AND HANGING - NEED INSALL

Most of the people who hang cabinets are not competent in other areas, such as door installation. The people hanging cabinets are a little more advanced than the people doing the drywall and in most cases, they are the same people. you will need someone who does doors and windows. i would be surprised if the people hanging cabinets today know how to make a door frame which is very, very easy to do.

i use the Ben Moore Fresh Start Exterior Wood Primer but i also use the Zinsser Cover Stain.

We have a door that opens to a balcony. The previous contractor who cut into the wall and installed did a pretty bad job and now it needs repair. The framing around the jamb needs to be demo’d and rebuilt, then a pre-hung door and interior/exterior sealing and moulding installed all around. I’m fine with a handyman who’s good at framing. Otherwise, I’m open to contractors as well. Unfortunately, lot of contractors are not interested in a smallish repair/reno job like this. Any and all recommendations most appreciated. Thanks.

i can advise you on how to deal with someone when you find them: let them explain to you what must be done. the entire job and all of the steps and materials. you tell them nothing. all you tell them is you want a finished door and frame and they tell you the rest including any sealing and brick mold or trim and lock and any insulation and they must think this through and explain each step to the end, to the last bit of caulking. if they do not bring these things up without being prompted and you think they know how to do it but are offhandedly leaving something out or do not seem to know why you are asking for details (i know why exactly why a guy in a townhouse on the upper east side is asking me this; he wants to know i know it), ask “what brand caulk do you use?” if that prompts him and he names it (phenoseal is the good one, dap is garbage) he might be ok. ask what brand primer he will prime the frame or brick mold or interior trim with. if he looks at you quizzically when you mention caulk or primer or cannot explain any of this to you, they have not done it before and are not qualified.

By the way, primer is a great way to trip a lot of guys up – a lot of people do not believe in using primer these days and do not know the difference between an oil, water, or alcohol based primer (this is grade school carpentry here) and all this means is they do not know what they are doing. BTW, the primer is the most important part of any paint job.

i bet that last person you used could not explain any of this to you. that is because he never did it before and did not care to learn how to do it correctly. would not even open a book or look it up on the ‘net or think to ask someone. He knew it all – that is why.

Small jobs are a problem. i am a restoration contractor as well and we spend an inordinate amount of time driving around NYC picking up one or two items (it can take a 1/2 day to pick up one item from Dykes; this costs a lot of money; in other regions contractors figure a small “trip charge” into the job and stop someplace as they are passing by; here we have to go out of our way in traffic and must get our hourly rate to cover that time; it gets pricey and a lot of contractors feel that many customers will look at the price and reject it so they do not bother going after these jobs). it is easier to do bigger jobs and stay on them for a few weeks and keep all the stuff on hand.
