I don’t know if you are following the Brownstone Boys posts on Brownstoner and their instagram page, but I would suggest reaching out to them. They are super knowledgeable about this kind of thing and may have pointers/recommendations for you.

We are months behind on renovation. Wife losing her mind. Is there a type of person who can come in, managing the contracting teams and take ownership of a renovation that is 70% done?

if your GC is not managing the job properly, hiring a manager to manage him will do no good….if you have hired subs yourself, then you are a fool, and I have little sympathy for you.. That said if you fire your contractor pretty much count on an additional 30 percent being added on to what you consider a 70 percent completed job in order to get everything signed off etc. Where was your architect? Or did you cheap out and not have one?

Wow tough crowd. Just a quick reminder that the reason construction managers exist is because GCs and architects often are not willing/able/capable to do the job. You know, it’s like why we have expediters too! Both of you veteran forum dwellers who get on here every day have read dozens of people posting here about all the awful GCs, architects, engineers, subs, plumbers, electricians, and homeowners themselves who screw up, steal, get in over their head, or otherwise lead to turmoil, so maybe pump the breaks and give this guy a break.
I don’t have a project manager to recommend, but getting one isn’t itself a bad idea if you aren’t able to manage your GC. Get someone who does it for a living, knows how to make things happen and get you back on track.

Bringing on another party can also make things more adversarial and thus even slower. That depends on the attitude of the team already on site, but it is a possibility. Have you tried getting a new job super from the GC on site who might be able to take charge? Is the architect offering to pay for this additional project manager (hahaha) since they and the GC are failing to manage the job?

The way this worked for us was that the GC had to be responsive to the architect. We did an AIA contract with the GC that made the architect responsible for approving work and authorizing progress payments. While this was not an issue for us, this arrangement meant that the GC had to stay in bounds to get paid. There was also a dispute resolution mechanism built into the contract. Is your arrangement different?

My concern about you bringing in someone new now is that I don’t see what makes the GC bound to follow a new project manager. The GC has whatever rights and obligations are in the contract. I would start by taking stock of whatever existing rights and leverage you have under the contracts you have. Also take stock of the problem — is the GC a flake, or is the bigger problem workmanship? Your answer may inform whether tightening the screws or cutting the GC loose is the better option.

I am in the same boat and completely understand how awful it is. Yes ideally everyone would have a GC and architect that are owning their respective parts and working together. It’s not much help to hear that when you’re in a situation where system isn’t working. I’ve seen more than one posting here for a project manager…it’s clear there is a need.
