The zoning changed a few years ago, and I think this overrides the 3 feet rule you mention. I’d check the mechanical code to see if it’s a code issue, not zoning.

I’m considering installing an ADDITIONAL compressor on my brownstone’s back facade to feed air handlers on the second floor. Considering the unit’s physical width, it would be aprox 6-12 INCHES from the property line.

Assuming it’s NOT against code to mount the unit on the back of the property, I’ve always heard that any mechanical equipment must be at least three feet from the property line.

Would a variance be possible with my neighbors approval?

What are the other DOB and mechanical considerations?

How complicated is the procedure to obtain a variance?

Getting a variance is a long and expensive process. And you’re very unlikely to be granted one if you tried – whether your neighbor approves or disapproved is not relevant to granting a variance. If you can install the unit down at the ground level, where I’m assuming it will be screened from their view by a fence, neighbors will probably have less of a problem with it than if it was higher up on the wall where they can see it from their back yard. You could also consider mounting it towards the back of your property, so that the noise from the unit won’t be hear through your or your neighbor’s open windows. Check with your contractor, but many of these units can be installed up to 75′ away from the interior unit. DBTTW is right that these units aren’t too noisy, but that’s really in the ear of the beholder.
