DOB inspection advice

I have an upcoming DOB inspection to approve a gas boiler installation done by licensed plumber.

I have a couple of concerns:
1. The basement ceiling is opened up in a couple areas to repair so damage. Do I need to have that repaired b/f the gas boiler inspection? Is having an open ceiling a fineable offense?

2. The prior owner walled off the basement into rooms with doors? I use it as a storage area. Should I rip down the walls prior to the gas inspection?

Inspector can reasonably demand access to any space with a gas connection. Depending on the nature of the shut-off they might only look at the section connected to the new boiler but these days with gas lines under greater scrutiny I wouldn’t put it past them to ask to see all gas connections in the building. as i noted above i think it’s unlikely that you’ll get actual building violations as a result of the inspection but it’s likely that they will find something else that needs to be done to make the installation compliant requiring a second inspection before signoff.

@ aciccullo NYC DOB will not allow self-certification of new gas line installations. I converted from oil to gas. I’m worried about the inspector walking around looking for violations unrelated to the boiler installation.

Do I need to allow the inspector to walk around the building?

Ask your licensed plumber whether they could self-certify the work with the NYC DOB https://www1.nyc.gov/nyc-resources/service/2423/self-certification-of-plumbing-inspections .

Open ceiling is NOT in the boiler room. It’s in the open area of the basement. You can see some of the plumbing pipes, etc.

if the areas of open ceiling are in the actual boiler room you might want to close them up before inspection so that the fire rating is intact. when boiler division inspects they can look to ensure that the boiler room in general is code compliant. i wouldn’t expect any job to get a clean inspection the first time so you might end up having to do a few things you weren’t anticipating. you probably won’t receive a violation/fine as part of the inspection, you just won’t get the approval you need to turn the boiler on until you have corrected all the noted faults.

The licensed plumber should handle the inspection appointment.
