Do we need a new boiler?

No-permitz, in other words you’re a competitor. No one in my shop tried to get anyone to replace a “2-3 year old Burnham” without calling me first, which would’ve been for a good reason, at which point I would’ve come and looked and given the reasons why and laid out options for my client.

I live in a 90-year-old, 8-unit limestone building with an “ancient” boiler. It seems to be working OK but we refinanced recently and have money to do improvements. It is at least 40-50 years old. Should we replace?

I’ll assume you’ve got a steam heating boiler. After 20 years, boilers gather enough crud, sediment, and calcium internally at their base that they barely absorb heat from the fuel-burning flame anymore. That drops efficiency ratings drastically. Then they start producing higher levels of carbon monoxide. Only in America do we keep boilers so long. Europe has mandatory efficiency testing and replacement laws. I pretty much make a living replacing boilers and performing other plumbing/heating jobs so take it from where it’s coming, but there’s nothing good about having a 40-year-old boiler living in the home with you.

I’d take what MP said into consideration but have been told many times that the old boilers are great because there are fewer parts to break and the parts that it does have are better-made.

Curious MP — Would you say the same for a boiler on a hot water system? Our best efforts at dating the boiler have it as over 60 years old and it has been very efficient (our heating bills are only about $10/month more in winter than a couple of our friends’ and they have brand new boilers in similarly sized homes).

We have been told by our plumber to keep this baby rolling for as long as possible before replacing.

The parts that make new boilers shut down more frequently than old boilers are the ones that make them safer and more efficient…and Code compliant. We now use carbon monoxide heat sensors, stray flame sensors, safer low water cut off devices, excessive heat and temperature shut off controls, and other simple, inexpensive parts that make old technology (your steam heating system design is 100 years old now) more effective and better suited to the renovated, sealed homes we’ve created in the last 40 years or more.
The age of a boiler is more critical to a steam unit than to a hot water boiler because when steam is produced, all the impurities in the water are left behind. There is little that can be done to truly remove this accumulating debris despite our (yours and mine) best efforts to drain and flush the system. Hot water boilers have other problems with age, like the inevitable replacement of temperature controls, zoning devices, and pumps. But still the CO gas thing is always an issue. 50-90 parts per million is considered safe when contained in the flue and expe lled through the chimney, but when boilers start producing over 100 ppm of CO gas, you are one chimney failure away from a potentially dangerous condition. I’m a lecturer at Mechanics Institute held by The General Society of Mechanics and Tradesmen, https://generalsociety.org/?p=1 and we cover this extensively every semester.
The plumber who tells you that old boilers are better than new boilers is afraid of boilers and doesn’t now how they work, and doesn’t want to get involved in replacing yours. I don’t care who we’re talking about.

Consider replacing it after heating season as there is no emergency. Look upon it as an opportunity to correct any near piping details and address problems such as uneven heat distribution and banging if it is a steam system as MP surmised. I would recommend that you find a master plumber or engineer who is willing to look at the system holistically rather than just replace the boiler with a current model. Also, if you’re running on fuel, consider switching to gas. Whatever you do, just by changing out the boiler you will be operating more efficiently so whoever you speak to I would ask about whether there are any local, state, or federal incentives that you could take advantage of to help pay for the work.

MP, you must have me mixed up with another unhappy customer. You and I never talked. I called to have my steam system balanced and you sent a completely untrained goon. You know what he tried to get me to do? Replace my perfectly working 2-3 year old Burnham! I had to have someone else come out to balance my system and all these years later no issues whatsoever.

You’re basically a con artist. I’m surprised more people don’t call you out.

You should get off the computer and onto more of your job sites to see what goes on.

nopermitz…. didn’t I end up balancing your system?..seem to remember that it was maybe 500 bucks. You had a tiny steam boiler that was undersized for the amount of cast iron radiators in the building, but the garden floor was sweltering so i advised you to disconnect or downsize two radiator on that floor, changed the vent sizing on the upper floor and most importantly drilled and tapped a series of main vents in the basement
