Developer next door

A developer purchased the home next door and is looking to build a 5 floor, 10 unit condo.

We recently made renovations to our home and want to protect it + we share a driveway (grandfathered easement).

Does anyone have recommendations for a lawyer who can help us with developing a licensing agreement?

If you get a lawyer he/she will advise you what you need to do (Like hiring an engineer). The lawyer will probably be able to get the developer to pay all or part of the engineering and legal fees in exchange for you signing the license agreement.

Like Arkady stated, take a lot of pictures and videos. Timestamp them, use newspapers, etc. I recently went through a full gut renovation and had a large development start shortly thereafter. The developer came by knocking on peoples door and introduced themselves. I made sure they knew me. I provided them with my contact information (e.g., cell, email, etc.). I had the developer add me to their insurance policy (they had to come by and perform their own inspections and took their own pictures) and install vibration sensors in my basement. So far they’ve been extremely accommodating and communicative. We made it clear that we’re excited about their development, we do not want impede their progress but also made it clear that we want to protect our investment.

There was some lawyer who reached out to us after we’ve already engaged the developer. Their whole shtick was they will represent you but get paid by the developer. We ended up not going with them since we already got all we needed from the developer directly.

Whatever else you do, take lots of pictures now of your interior walls even in the basement & keep a diary of day-to-day problems.
