Hello Everyone,
I am looking to do some major renovations to my three story row house in park slope. The renovations I am considering include: Adding another level, digging out the basement, adding a stoop, and miscellaneous interior renovations.
A renovation was done not too long ago, and the contractor did not pull any of the right permits. There are a few things I would like to get an expediters opinion on prior to starting work.
Is anyone able to recommend a good architect, engineer, and expediter for this project? I would like to start by the design team doing a feasibility study to determine if digging out the basement and adding another level is even possible with the current wood frame structure. Then I would like them to design architectural and mechanical plans for the renovation.
Any recommendations would be greatly appreciated!

Find out what zoning district you are in then use the “orange book” to see the story and height limits. Next dig in the basement to see what the foundation looks like. If there is a concrete spread footing chances are that could support an additional story. The basement can be dug out but then you need to underpin the party walls and there is always a risk of damaging your neighbors property. http://www.nyc-permit-expeditors.com/

For a wood frame house you would not be able to build another story on top of the existing wood structure. You would probably need to insert a steel structure to provide support. The foundation is likely 140 year old stone masonry and underpinning that would be an expensive and risky project. You might be better off to excavate 24″ inside the wall, leaving a concrete ledge to support the existing foundation. Most of my projects start with a feasibility phase where we look at design options and rough costs before proceeding further. www.josephkoelbelarchitect.com
