Deck on top of existing extension?

Ipe / Brazlian Hardwood has a class A universal fire-rating although ‘on the fence’ still wirh the DOB. FYI, composites consist of fused together wood sawdust & plastic material with highly flammable adhesives…not approved via DOB as incombustible decking.

We’d like to build a deck out from our master bedroom over an existing 20′ x 10′ extension (which is our kitchen below). The roof and gutter are new. We’re looking for a simple cedar deck and steel railing. Questions are: What gets built over the roof to support the deck? Does it need to be steel (which we assume means $$$), or can it be wood? Hope this is enough info that someone experienced can give a ballpark cost for materials and construction. Thanks.

You will need a steel frame to support the decking. The frame needs to be built from the parapet wall either side of the extension. You cannot have any wood (it needs to be fire retardant material) decking within 3′ of the lot line. It is best to use a fire retardant material for all decking.
It is probably in the $10,000-15,000 range for materials and labor.

Yes, resident2 has it right. I will add that you should have a professionakl make sure the parapet walls are constructed to support the weight or whether you will have to districtue some weight directly into the ground. Also, consider a composite material like timbertek instead of wood for the “floor” — softer on the feet, easier to maintain, no splinters, I think a better fire rating, and creates a more consistently even surface. You will need to space the joists more narrowly.

I will add that as long as the extension is not in the 30′ required rear yard it’s do-able. Otherwise you can’t have a structure below a deck. (see DOB TPPN 4/03). We have designed a number of raised steel decks, some 3 stories high. 914-693-1159
