Deck depth off Brooklyn multi-family

I’m renovating a brooklyn 3-family. I’d like to add a deck off the rear of the 1st floor. It’s a 30 ft backyard. What’s a good minimum deck depth? I was thinking 7-8 feet. The width will be 14′. Thanks

Thank You, Mr. Jim Hill. The adhesives used to create composite decking (fake wood) by bonding plastic particles (polypropylene) to wood particles (sawdust) are highly flammable.

Hi Jaymes.

Concrete, stone. and steel gratings are code compliant and fine. Carpets on insulation beds are great to clad the floor with (to be occasionally rolled up for aerating the deck base).

For your multiple-dwelling classification, you can extend your incombustible deck to butt up flush against the property lines. For 1-2 family classifications, combustible materials are limited to being 3 feet inwardly from the lot lines for a good reason. It is safe and your neighbors cannot sue you in the event of a fire spreading onto their property.

I agree with Home Inspector, that 8×12 (or to address your 14 foot width) is a tight fit but it works if you’re not hosting a large party. Some homeowners are happy with a 7×13 deck… It’s good for an ice-cream parlor size table n chair, a breakfast coffee, and the morning NY Times.

Jaymes, the link I posted permits all steel decks to be against the lot line (ask your engineer/architect!). The floor of the deck has to be non combustible (that fake wood, or stone or concrete etc). Ours was approved in 2022 and goes across the full yard. Our back yard is about 33 ft deep, so 8 ft was max depth of deck. You need minimum 30 feet of read yard now per zoning unless you can find an exception (and there is one for steel decks).

I can recommend old structures engineering inFiDi who did ours in Brooklyn. They were efficient and reasonable to work with. I will say the DOB inspections are lunacy, and when you hire an inspector make sure you get someone who your contractor has worked with before.

I know it’s tempting to just wing a major renovation if your handy with electric and plumbing….. but….

Do yourself a favor and find a consulting architect or engineer where you can ask questions for a fee… Do NOT try and read (decipher) the DOB rules without expert input and most importantly do NOT take any advice from this board as “GOSPEL.”

It’s a wonderful community here, but you will sleep better devoting a few dollars each project for “Authoritative” VERBAL advice.

Thanks for the feedback guys. Looks like 8′ is the max based on the link below. And it seems that the deck must be 3′ from the property line regardless of material (non-combustible) used. Excerpt from DOB below:

Requirements
-Deck & Balcony Depth: Up to 8 feet from the building into the rear yard. NYC Zoning -Resolution and NYC DOB TPPN 4/03
-Distances to Property Lines: At least 3 feet between the sides of the deck or porch and the property line
-Safety Railings: At least 42 inches high
-Railing/Post Spacing: Spaces between the rails and/or posts may be no more than 5 inches.
-Bracing: Required at column and beam connection for elevated decks and porches
-Floor Loads: Support at least 40 lbs. per sq. foot
-Anchorage: Use proper anchors, not nails.
-Materials: Combustible materials, such as wood, are not permitted within 3 feet of lot lines or in multiple dwelling buildings.
-Storage: Not allowed below a deck or porch

In Brooklyn, if you file it’s nearly impossible to do more than an 8ft deep deck unless you have more than 38 feet deep of yard and it cannot be made of combustible materials. We tried to appeal multiple objections by the DOB and it got so delayed and cost so much that we gave up.

Above, when I write “… it’s so simple…” I really mean… it’s about the only major project in a home which doesnt involve electric or plumbing, and if you f-it-up, it doesn’t affect the livability of your property right away.

You can spend a couple weeks building and rebuilding if you need to. Unless you have “nosey” neighbors.

Architects and engineers are ALWAYS preferable than sleepless nights worrying if something was done correctly or not… and how it will eventually affect resale.

I think the reason we see so many different types and sizes of decks here in Brooklyn is because people build them themselves…. They figure it’s so simple, and usually just entails copying what was there afterthe original becomes unrepairable…. Why turn a $1500 weekend job into a $5000+ nightmare.

On a serious note…. Here on my block people have two level decks, decks that surrround above ground pools, decks that run into the back yard 20’+ feet….

Decks on EACH floor, decks that run the full width of the property, decks with built-in under surface storage… Metal post decks without anchors, Wood post decks without anchors….I could go on.

All the above is technically not legit.

Also, if one reviews the code, there are very specific building rules which are frustrating and if followed closely would simply prevent one from building anything….. property line limits, setbacks, height requirements for deck and rails, leger board anchoring regs, concrete pad requirements, step height requiremnets, step landing requirements, ground grade regs, again I could go on and on.

And the most frustrating of them all actual nail, screw and “anchoring specifications” for all beam and joist hangers.

Do you know that if you use nails to attach balusters to a deck ledger. . You must use TWO nails at EACH anchoring point, but if you use screws you can use ONE screw… Or is it Two and Three… It hard to keep it all straight.

PLUS, TECHNICALLY… even to do a “Traditional” 10×8 deck you MUST SUBMIT PLANC TO THE DOB….

Getting an architect or engineer involved in replacing a simple rectangular deck with aprox $1500 worth of materials TRIPPLES the cost, time and effort.

Like anything that involves the DOB…..

Consider a two-level deck where the second level, furthest away from the house, is actually a long run of deck running parallel to the house ending in stairs to the garden pointing into the neighbors yard.

So that’s a 14×10’ level next to the house, and another 14×4’ level further into the yard.

This has the benefit of being able to drop your grill onto the smaller level, while the main level can be used solely for furniture and can be covered with an inexpensive 10’ awning.

Cate is correct. We had one in sunnyside that was like 8×8 and we had a small table and maybe would have two other people join us for dinner and we managed. But my father has a deck that is like 12×8 or maybe 12×10 and with a table that seats six and a grill, it is very hard to move around and it always seems like a chair is in the way. Mind you, he buys those bulky plastic seats that are wide and made for our big american backsides. Smaller cafe chairs would help on a smaller deck.

Prob need at least 12 feet if you want to include space for a full dining table, chairs, and circulation. Will this be a wooden deck? DOB has rules about deck size and materials.
