Cracks in wall/frame around window - concerning?

IMHO, expensive new windows can be a huge waste of money if they aren’t installed in new frames. We replaced our windows piecemeal to spread the cost over several years. Where we did brick mold to brick mold installations (ie. new frames plus adding insulation while the wall cavity was open) the performance of the new windows has been great — entirely draft free. Without the new framing, the windows leak, have shifted out of true and don’t open or close easily or accurately.

Hello home improvement gurus,

I recently moved into a garden level co op in an 1840 Brooklyn Heights townhouse (technically it predates the brownstone style, please don’t kick me off the forum). Now that it’s getting cold, I noticed that my living room windows were very drafty and I had them looked at by the window company (Marvin). The tech said that either they were installed poorly (possibly never noticed by the prior owners who installed them in ~2015) or that the house has settled. Since he mentioned it, I looked around the windows and noticed some cracking in the walls and frame near the window.

What do you think – is this caused by normal “settling”? Or is it something to be concerned about? I don’t think it’s anything to be too concerned about in a 181 year old house. RE: “brownstone”, any historic row house, from a woodenFederal to a 1920s colonial revival brick, is a “brownstone “ in common NYC usage. My “brownstone “ is limestone and brick.

The house likely settled but was any other work done that may have caused the cracks – i.e was any structural work done? I have Marvins also poorly installed. I would recommend having someone fix the installation and weatherproof. Citiwindows and Indows might be options to consider.

The first photo looks like a damaged piece of wood, but a line that straight would likely be made by a saw. Perhaps someone patched with scrap at one point in time. In the second photo, the spots on the wall are the part that is most concerning, it looks like there is a dampness you need to find the source of. That will cause cracking and rot. Remember that it is winter, the air is cold and dry, and the organic materials that our homes are built with have shrunk as a result. Small gaps will become larger. “Big Stretch” caulk by Sashco is something I’d recommend when looking to fill.

The raised edges in the last two photos are strange. Have you taken a putty knife to an inconspicuous part? It may be a bad plaster patch, or something else.

@ Bob – Phew! Good to know I can still be in the club.

@ vard – No work done recently, but these windows do sit under an addition that was added some time in the mid/early 20th century (not sure exactly when but prior to landmarking). I don’t think I want to spend money changing the windows until I’m sure faulty installation was the cause (as opposed to a structural issue that might “break” a future fix).

@ colonial – I’m pretty sure the spots are just knots in the wood, not rot – https://woodworking.stackexchange.com/questions/1976/dealing-with-knots-bleeding-through-paint Haven’t taken a putty knife to anything. Not sure what the cause of the cracking is; pretty sure this is drywall though, not plaster.

Rest easy, Stooplady. I don’t see anything to really worry about here. Old houses shift and paint cracks. You need someone to redo the caulking around the windows, possibly both inside and outside.

Agree what is needed here is caulking around the windows inside and outside, not new windows nor structural repairs. You can also caulk some of the cracks in the wood and plaster and any paneling under the windows and that will also help reduce air infiltration. (BTW, if your windows previously opened and closed easily and now do not, that can be a sign of settling but not necessarily cause for alarm.) As well, if the interior cavities around the windows and the walls are not insulated, that will bring in cold air.

This is a photo of one window slightly open – you can see that the gap on the left side is ever so slightly larger than the gap on the right. When the window is closed, outside air comes in under that left side, which doesn’t fully touch the bottom of the window jamb. Both windows in this room are like that (tilted so air comes in through the bottom of the left side). The caulking should probably be done, but that’s not the source of the air. And yes they are a bit difficult to open/close, but I only moved in recently so I have nothing to compare it to. [IMG_2727](img_2727.jpg)

The other windows installed (same windows, same installer at the same time) in other rooms of the house are fine. Sounds like maybe he just screwed up the ones in this room and the prior owner never noticed, or the house has settled since they were installed (I’d think after 100+ years the house would be done settling, but who knows).

Poor window installation – I have a similar issue. They won’t close and open properly because they are installed crooked. This can also become worse as they contract and expand over time.
