Coop Construction Consultant Needed

A property manager could be super helpful. Op, you know your owners and some people are professional and rational and others may not be. A property manager can better bring things together and will have patience to deal with personalities. If you chose, you can meet with the board and pm and gc first to get on the same page and then meet with the entire group. A gc on their own might lose their patience if someone is “out” there with something.

I was a field supervisor for a pm firm decades ago. My boss, the president of the company, was a registered parlimentarian – he had to be with multiple 300 unit properties – and if people tried to interupt, he fell back on roberts rules of order. It was the pm’s job to guide the group.

I will add that we are 8 units and every unit will have some form of building wide plumbing and structural work done. Some individual units are doing wider renovations within their units but at this time, it’s all under the same project scope.

You may be able to find a freelance consultant who previously managed big commercial renovation projects. Another option might be to find a hands-on property manager/consultant with multiple small building clients who acts as contractor for repairs and capital projects and has lots of experience. Both should have the expertise to know if the work is being done properly or not, and of course, how to manage a project, structure a contract, and so on. Such people exist, and I have run into them over the years. Apologies, but I cannot recommend people because I work for Brownstoner.

Do you know if you need architectural work? Are doors being moved and will load bearing walls be moved? Does the work look like it will require permits? If so, you can try an architect. If not, maybe a really good licensed GC. when i say licensed gc, i do not mean a licened “generalist” home improvement contractor, i mean a contractor licensed by the dob as a gc with gc insurance

We actually have an architect in place and bids from GCs, we are really looking for a consultant to help us with understanding which steps we should take and when quite frankly. When i was first working in buildings, i always let the gc tell me his vision of the steps. If he sounded like he knew what he was talking about, we went with it. I always had supervision over me that was a lot more experienced and i had to explain it all to them for their not.

Maybe a meeting with the architect and gc and you detrrmine who will do what when and who has to approve and sign things.

When i worked for a management firm, we only brought gc’s in who could deal with the board in a meeting, for major projects.
