Hi all, I’m finally ready to buy a multi-family home in Brooklyn but am having a SUPER hard time finding something I can afford. It seems that I’m being outbid left and right by investors who are coming to the table with cash in hand as soon as (or before) the house lists. I’m thinking there MUST be a way to beat these investors to the punch somehow. Might anyone have any tips as to how I can find homes BEFORE they go on the market? Would I have to start going door-to-door, asking if the owners want to sell? That seems incredibly obnoxious and almost predatory and I don’t want to do that at all. I don’t want to be anyone’s pest, I just want something decent to buy. How these investors are able to contract before the houses go on the market is absolutely mind-boggling. Any advice/words of wisdom would be GREATLY appreciated. Thanks!

I’ve heard that certain brokers will take a fee from you for them to show you places before they officially go on the market. I think it sounds kind of awful, but I guess if there’s a market for it, it will happen. Unfortunately, I don’t know which brokers do this, but maybe you could ask around.

Investors don’t mind being obnoxious. If you do, then go them one better – network, network, network in the communities you are looking in, talk to people, have your ear to the ground. Take out an ad – post on craigslist what you are looking for. There are some sellers who would rather make a quick deal than go through putting a place on the market. Good luck.

Homeowners like myself are deluged with “handwritten”notes promising all cash offers, etc. My landline only serves to receive similar phone calls. I don’t imagine that if a stranger knocked on the door or left their own handwritten letter I would respond positively. I do recommend walking block by block in neighborhoods that interest you> People still list with their cousin’s boyfriend’s niece’s small agency rather than one of the big ones.

I agree with Putnamdenizen. Walk the neighborhoods. We used to just get flyers and letters, but as of late people have been knocking on our door and asking if we want to sell. It’s annoying!

Hire a broker. They will have access to the database of listings and have relationships with other brokers so they can put their ear to the ground before it lists publicly. Also, you gotta pay to play so consider putting your search on “hold” until you have more bank and then some to really go after what you see and like (don’t forget the $$ for reno’s too). Third. solid neighborhoods that have long standing residents/owners are sometimes gold mines. If you cruise a neighborhood on early weekends and again after work hours during the week you see the same faces and once you have an idea of who the residents are just walk up and knock on a door and intro yourself and ask if they know of any sales. Be wary of this though. If you are just a loser investor some long time owners may be reluctant to share any info if they think you will buy a property do a cheap fix and move bad tenants in. Sadly, the process is far more straightforward than it is mind-boggling. Investors maintain relationships with certain brokers. When an owner of an attractive property consults one of these brokers, even if only in the thinking stage of selling their home, the broker passes word along to the investor. In return, the investor delivers the broker a commission not only on a finalized pre-market purchase, but also promise of commissions on future sales, rentals, flips, conversions, etc.

Got a bunch of these “handwritten” letters in the mail. I don’t live in my rental units and I am under an LLC so they don’t come to my house to ask if I am selling. I called one of them once and he met me at the building. With a straight face he offered me 800k for a mixed use brownstone in prime park slope with market rents in place. I laughed and walked away.

Also agree with Putnamdenizen. Your best bet is to get lucky and find someone listing with a tiny agency with no marketing. Anyone not living under a rock right now wouldn’t sell pre-listing unless the offer was outrageously good.

I get letters all the time from brokers asking to sell my house, pretty nice ones with recent comps and everything. A broker probably isn’t going to help you get good deals – if they had a good deal, why would they give it to you instead of someone they knew better? just logically. that said, you should hound every broker that works in the area you’re looking, call every week. i paid a consultant who’s well connected to call brokers and look at houses for me, since its such a crapshoot. his blog is bktothefullest.blogspot.com . smart guy, trustworthy. one thing I didn’t try that seems like it could work is to look for old listings from like two years ago that didn’t sell. maybe now their asking prices are more in line with the market. seller might be happy to get it.
