Hi All!

When creating a new powder room I’m getting some conflicting info.
My architect says there’s a minimum 5’x5′ requirement, but to me that makes little sense.

First some facts
• I’ve got a multifamily (2 family-3floors) primary residence brownstone.
• Powder room (toilet + small sink) will be newly build.
• Location of said fixtures is not been set yet.
• We can have an out swinging door.

Is there any pointers anyone has, rules or exceptions to rules anyone knows that could help me get my powderroom smaller than 5×5? I was hoping for a 4’8″x4’4″ situation. Or if need be a 5’x4’4″

Any help is much appreciated!

Multifamily is 3 family and up. 1 and 2 families are considered private residences and not subject to ADA requirements, which are the only rules that set the minimum square footage for a bathroom.

that’s mostly correct. If the building is new (built after 1991) then accessibility is required, usually only on the ground floor. Renovations are subject to this depending upon the extent of work.
