It depends on the reason for your splitting the valuation. If you are thinking of a condo/co-op situation you need to be 50/50 or the one that has 51% becomes a dictator. Most “business” partnerships are split by the amount of investment each put into the whole. (not counting personal space improvements; your partner should not be expected to pay for half the cost of your custom sound system etc) All of this should have been worked out before you ventured into buying a property together. I have seen life long friendships fall apart over partnership disputes over valuations of property, especially when one lives in the property and the other does not. The value of owner occupancy is very different than the valuation of rental investment property.

Hi, So I have a brownstone 50/50 with my business partner. I currently live on the top floors and we are renting the bottom garden duplex which also connected to the basement. We are trying to figure out what is the difference in value between the two units. anyone has a clue?? please if you have a similar situation or know about it I would like some details. thanks

there’s too many factors unknown. how many stories total vs what you occupy? condition? etc. each floor should be worth about the same.

we occupy the same half and half,each apartment is a duplex. just one apartment has a garden excess and basement.
