Boiler room 2 family house code
Hi,
I have 2 family house in crown heights, Now I have a gas furnace and gas heater in the basement.
The basement have small windows all around.. The boiler is in the corner but there is no room or door or wall.
Now do I need to create a room fire rated door and metal sheets… currently beams are exposed?
Thats the way I bought it.
I read a bit online and i think but not sure, in a 2 family its ok like that.
anyone can advice?

So does a direct vent boiler need to be installed in an enclosure just not a fire rated one, and does this apply if the combustion air is drawn from the room the boiler is in?

303.5.1 Gas-fired appliances.Gas-fired appliances, regardless of btu per hour input, shall be located in an enclosure in accordance with Section 509 of the New York City Building Code.
Exception:Gas-fired direct vented appliances with a 350,000 btu per hour input orless may be installed in a nonfire rated enclosure.

Unfortunately, the above is correct and wrong. What you are refering to is the code by the Boiler Division; a separate entity from the DOB that has extra safety check points and inspections.
They are right in saying a one or two family boiler does not require said inspection, BUT if you have a large boiler it could be a one family and still technically need one. However unlikely, I have three clients caught in a pickle from this. You need to check the BTU rating on the boiler to be sure.
The way I see it, the city begins to care when you can harm a lot of people; be it from a large building or a a large boiler. Though you could say they see both of those situations as more money-making opportunities…

Correct, in a one or two family house the boiler does not need to be enclosed like it would be in a multifamily building. But there should not be exposed wood above it, you should cover the ceiling with 5/8″ drywall.
