Back wall repair - how much should I do?

Looking more closely at the photo it does seem that the vent material is polypro which is legitimate… just kind of ugly

There’s a hole in our back wall three stories up just under the roof (a squirrel got in). It’s mitigated, but it’d be nice to close the wall again. It’s in the very top right of the attached picture.

I haven’t been able to get a quote to just fix that spot, since it’s in an awkward place, there has to be scaffolding, etc. People are happy to quote me a bigger project and handle the hole as part of it, though. A fair amount of the old stucco on the back of the wall is missing, and I’ve gotten a wide range of quotes (4.5k to 27k). On the low end, just applying new stucco over the exposed brick. On the high end, tearing off the old stucco, repointing, and applying all new stucco. The stucco that’s still there has a few cracks but I don’t think it’s in terrible shape.

I don’t know how to evaluate how much of this work to do now. I certainly don’t want to set up a worse problem in the future (some quotes are for stucco + paint), but it seems a little crazy to do a full repoint when what I really want is to lay One Brick. There are a couple of mortar joints that are not in i ncredible shape, but most of the wall that I can see looks fine to my non-expert eye.

I’d be tempted to lean out the window and patch it with something like hydraulic cement. However what do I know? I’m sure someone here (Steve?) will tell me why that’s an awful idea, or maybe not 🙂

What ever you do, I’d add making that black vent pipe more aesthetically pleasing. What someone was on when they ran that up, lord only knows.

My two cents – if the full job is going to last a very long time, I’d say go for it (not sure how long it’s supposed to last) – both for aesthetics and to maintain a facade that is not at risk from crumbling / water seeping in. If you would have to re-stucco the whole back at some point later anyways, I’d say go for the bare minimum now to get the hole fixed and just do the missing stucco.

Bob, it really is an inconvenient spot to have a hole, and very hard to handle on my own! It’d still be a job, but so much nicer, if that area under the window were the problem. That’s just cracked stucco.

GreenThinker, the chimney is certainly not beautiful, but bringing a plumber into this project (it’s the boiler exhaust) is unlikely to get the hole filled faster!

umanish, everyone quotes “10 years” for how long the work will last, stucco or repointing. For patches, I suspect where the new stuff meets the old probably won’t last that long.

Everything I read suggests that it’s easy to stucco a wall in a way that requires bricks to be replaced down the line, and the house is ~120 years old. Should I be worried about that? Should I be wary of contractors who propose metal lath or painting over the stucco?

I have known contractors who work with exterminators who close up holes in these same spots outside working from the roof. I don’t know exactly how they do it.

A 32 foot ladder would reach, i’ve also seen longer extension ladders. Not sure if someone would be able to get it in the back though (its 16 feet closed) A quick simple temporary fix i would personally do, would be to get a can of great stuff foam and fill in the hole from the roof. It’s possible to attach a longer tube onto the straw for extra reach. If you have an attic, more like a crawl space under the roof, you can plug the hole from the inside.

FWIW, a 32-foot ladder will reach only about halfway up our three-story, 42-foot-high house. The base of the ladder is somewhat away from the house.

The plumbing project going on behind your house is more concerning than the squirrel hole — especially if it’s a “chimney”. Looks like cast iron waste pipe, right next to PVC pipe, and definitely not to code. If you’re not worried about that, I don’t see why you should concern yourself with squirrel damage.
