Looking for advice about permits……wondering if a licensed GC needs to pull permits for any carpentry work, or if an expediter or architecht can do it in case there is no GC……also, can plumber and electrician pull their own permits, in the absence of a licensed GC….by the way, the super of the building is the ultimate psycho nightmare !!!
Scope of work :
– gut and reno 2 full baths….not moving any pipes….new tub, toilet, vanity, tile
– paint apt
– remove door going from master bedroom to master bath, replace door with pocket door ( part demo of wall )
– removing and capping wall lights/sconces , building 2 L shaped soffit with lights
– install new floors

1. Change your attitude towards the super; the co-op board are obviously OK with him and you need both the co-op boards and especially the supers help/co-operation in getting any work done in the building. The Super knows the building better than you.
2. You will need to submit your plans to the Co-Op board. They may or may not decide if DOB plans need to be filed. But they will want to see that you have insurance, both Liability and workman’s comp.
3. Licensed plumbers and Electricians pull permits for plumbing and electrical.

You don’t need a plumbing permit for in kind replacement of small quantities of fixtures. The plumber will file an OP128 Report. This work is called “Ordinary Plumbing Work” http://www.nyc-permit-expeditors.com/

Generally permits are not needed for the type of renovations that you indicated above as you are not moving any of the plumbing or electrical wiring nor are you changing use or layout of the apartment, however some coops have alteration agreements which outline the rules and regulations which must be followed when performing any type of reno. Safest bet is to always use licensed and insured trades when doing any work to avoid problems with your coop. Good luck.

I agree with /resident2. Additionally, almost every coop has an alteration agreement that specifies what you are required to do. Most of them will require you to get an alteration permit for any bathroom or kitchen renovation even if you are not moving fixtures. They usually require the branch piping to be replaced back to the risers and new shutoff valves installed, and floors waterproofed. It’s more cost for you but it’s probably in the best interests of the building.

Any demo technically requires a permit so does opening any wall even if you are not moving plumbing or electrical.
