Also, I agree with Cate (if I understand her correctly). Inside the front door, you probably have a staircase and a narrow hallway with a wall separating the living room from that hallway. If you open up that wall dramatically (basically remove it, although you can keep a large arched frame), the living room feels far larger. 16.67′ is not actually that narrow and does not need to feel narrow at all.

Hi there! We are in the process of closing on a wood frame townhouse that will measure 16.67 x 40. We will live in the upper triplex and rent the garden unit.

The plan is to remove as many walls as possible and open up the parlor to be the kitchen/dining/living room. Looking for recommended architect / designer to help maximize the space and make it feel open. Any ideas?

If it’s an old house with details, you can greatly enlarge the opening to the hall and to the next room, and it will offer the same functionality and actually make the space appear larger than if you removed the walls completely, IMHO. Adding a window seat along the front wall is attractive and functional. Keep the entry vestibule to optimize privacy, noise, temperature.
