Alternative to Polyurethane

I’ve found that it holds up quite well, but a new application every few years preserves the shine. I think that each application dissolves the underlying one, so there isn’t a lot of buildup.

We are install new oak floors and refinishing old oak floors in a rental apartment. Our floor guy has suggested that we use polyuretane to protect the floors. Are there any alternatives to polyurethane that really work? We put a water-based solution on our living room floor 10 years ago. It has not held up well in high traffic areas of the floor. Maybe there have been advances in floor refinishing products since then? Any suggestions? Thank you.

Poly is the most durable. 10 years I’d expect wear. Do at least 2 coats.

I know a few people who have moved to natural oil finishes like Rubio monocoat. No/low VOCs and some pros for it over poly.

We have rubio on our floors, but I do think poly is more durable. If I had a rental, I would use poly on it.

Careful with Oil products on floor….. some might create an allergic reaction to child’s skin, if they play on the floor. It happened to me years ago, my child developed bad skin rashes and health symptoms.

We used water based poly (applied 2 years ago) and it hasn’t held up well at all! I’d seek other options.

We used a product called Waterlox on our solid oak flooring and it held up very well. The nice thing is that if the traffic area needs touch up, unlike poly you just lightly sand the traffic area, then put a light coat of Waterlox on it, blending it in with the existing.

Poly is very durable if applied correctly. Use a high quality, expensive name brand. If using satin finish water based poly, apply four coats. Allow plenty of drying time between coats. Use an experienced floor refinishing specialist. We did all this nine years ago and it’s holding up great. (Despite our child’s best efforts to destroy the floor.) In contrast, our prior landlord in our previous apartment did a rush job with virtually no drying time, and the finish was peeling within months.

Peeling has nothing to do with drying time. Rush job probably, but with limited time on turnover what are the options.

Seeing how I am a 50 year veteran at doing floor, I find some of the answers comical…
First off, is your area is restricted to use low v.o.c. products, then a minimum of four (4) coats of water based finish is required.
Water base is applied in “thin coats”, thus making a durable layer, harder and expensive..
Here in the south, oil based polyurethane is still king, my three (3) coats of ploy would require, more than four coats of w-based..
That’s a lot of money for a rental, I would recommend a gymnasium grade low VOC product, I use Bona Sport poly, which is an “oil modified” poly, if it’s good enough to have an “NBA approval”, it’s good enough for rentals…
Also require the tenants to cover your floor with “their” own rug, 75% for each room, they are more inclined to take care of their own stuff…..good luck

I would recommend you apply two coats of zinsser shellac clear seal coat followed by 2 or three coats of deff defthane polyurethane

Where poly hasn’t held up well an application of a product like “Rejuvenate” might be a solution. My floors were re-finished with poly >40 years ago; I put on a coat of Rejuvenate every few years, for the last 15 or 20 years.. The only thing I dislike about it is that it’s nor too widely sold–HD, Amazon, or their own website. That and really tacky “As Shown on TV” advertising–I’d never have tried the stuff were it not for a neighbor’s recommendation.

nopermitz, maybe it wasn’t actually peeling. But it was looking worn and scratched after only six months as if it were 20 years old. (We didn’t do anything to harm it and toddlers had not yet arrived on the scene.)
