Advice on Water coming in through back door

firstly, any time i have done this work and i do it on just about every door i rebuild in addition to the calls i get from people such as “ibrokemyeye” (i would love to know where he got that), i drive away with my fingers crossed. this was true this time as with any other. hearing my work held back henri makes me happy.

to what dork is saying and asking: unless the op has a saddle that goes in further, i do not think anything will work and definitely not the under door sweep. i have not had to resort to the under the door sweeps as the doors have to be pretty even to the saddle and perfect – like new suburban doors – to use them. we have good luck with sweeps we put on but i don’t just slap them on, i am on my hands and knees trying to make them barely touch the saddle; too much, they will break sooner. too little and in goes the water.

the saddle should only slope out a little. too much and the sweep drags on the saddle as the door opens and it will ruin it. sometimes when we encounter a saddle that is sloping out a lot, we polish it off on the insid e with a stone grinding kit, maintaining the slope to the outside but allowing the sweep to pass over the inside with more ease. the customer above’s saddle sloped in and i was afraid i could not lift it but fortunately for us, the guys who installed it were beyond cheap with whatever the held it in with and it popped without cracking. i set it on a pretty good bed of thin set, forcing it out of all cracks and crevices.

to what dork says about the panels. they are not suppose to be caulked. i suppose the thought was that the wood would swell and seal. the reason we see split panels is because people jam them with paint and caulk in the humid months and then the panel shrinks in the winter and splits. i had a customer call me back about three years ago because the panel shrank and revealed raw wood. she claimed the paint was peeling.
well, the panel did what it was supposed to do and moved with the conditions and revealed raw wood. so i primed and painted it. i sometimes caulk panels on the outside, lightly, BUT i do not jam caulk into anything unless i am doing an emergency on site repair because i think that added caulk to anything horizontal (brick wood or otherwise) might allow water in in places and trap it and just lead to a lot of rot. there are times i am stuck doing it and i warn against it (usually doors in this condition need shop work).

with the job i did for I broke my eye. there were issues all around. the paint or dark stain was a sprayed-on product meant for inside and was beginning to fail. i generally do not simply do painting but this had to be dealt with and i was there to do other things, so i sanded it and most importantly used something modern “painters” do not believe in – Primer- and then i put a few coats of paint on. for me it was less about color and more about saving the wood though the blue is nice (the blue was a color picked by someone else who might be on here and i had some leftover).

there were probably leaks up the sides of the doors and in the middle where the original manufacturer had cut an astragal into the doors (we do not see that in brownstones; they are wood strips affixed). the sides had other issues as the prior workers installed interior grade plywood outside. maybe they were supposed to finish it properly, i do not know. i went right over that plywood with marine grade and i put new solid sapele caps on the ends and all of this i primed and sanded out and did my best to make look like wood worthy of an entryway (marine plywood does not sand out easily; it takes coats of priming and painting and sanding). the new plywood panels gave the customer an added lip of door stop on top of the wood that had already been there. to this, i placed insulated door stop. i am not sure OP can do this to their door based on what i am seeing in photos.

as for the astragal. i went ahead and added one which i made, a little wide i suppose. this added to what had already been there. the doors had been a little misaligned so yes, i nailed some insulation between them to close the gap.

the sweeps were simple stick on ones that i make a wood cover for and shoot with some nails. but as i said, i am almost down there with a feeler gauge to get this right.

I recently purchased a new brownstone and noticed when there’s a heavy rainstorm water will come in thru the bottom of the door. I’ve had my contractor look at it. The pitch of the piece of marble on the outside is pitched correctly. And there is a little weather seal on the bottom of the door. His only recommendation was to put in another aluminum door with transom on the outside of the current super tall door. My other contractor recommended an awning. I feel both options ruin the visual appeal of the back of the house. Would love to hear if there are any other thoughts/recommendations.

My advice when it comes to water leakage, try everything!! An awning at least temporarily until you are able to find another solution!!! Water damage is an owners worse nightmare!!! Good luck!!!

Is there a drain right outside your door? If so they can back up during a hard rain.

There is no drain outside the door. It leads to a concrete deck. I’ve attached pictures. Door is 102×33. Thank you for the pictures – extremely helpful. Your doorway is exposed which is likely why water comes in – the awning might actually fix this. I don’t like awnings either but you can have them match your stucco or get a glass one. They don’t have to look bad. I plan to put one over my back door as well for the same reason.

Something you should have your GC check is to check that concrete around the threshold and sill. Concrete is porous and water will go in if there is no barrier i.e if door is not flashed, for example.

The back of that saddle looks very close to the front edge of the door, so close that if there is a chamfer on the saddle, it may be very hard make the sweep seal against it.

The saddle should be wider, at least an inch to the inside of the door.

There are some other things I question about the installation but i am not certain.

There is that gap where concrete is right against the door on either side which is what I was also calling out. Though Steve explained it so much better. If the door is flashed and waterproofed properly this would not be an issue.

I agree with Steve on the threshold location – it is just too far out. And the single exterior aftermarket sweep is going to stop much but not all driving rain. A better solution would seem to be to move that threshold back (or epoxy an additional strip of marble onto the existing one). And add those sweeps that attach to the underside of the door plus the exterior one. Maybe Steve can chime in because I’d love to hear his knowledge on those.

Just an observation – from the pics, the bottom panel moulding seems to be separated from the panel, and they both would seem to invite water intrusion. If you don’t have drips on the interior side of the bottom panels then maybe you are ok, but I would caulk and repaint those panels (Steve?). This is literally why both my back doors (which face west where most of the driving rain seems to come from) are one piece metal doors from the big box…they have the bottom seals, I add an exterior one, and its been pretty successful.

Hi, I want to follow up with what stevecym shared. We had a similar issue at our townhouse with water leaking in and swelling our hardwood floors during heavy downpours. We considered an awning as well, but like you, it would detract from the general aesthetics of the house. After scouring Brownstoner for help, I came across stevecym’s name mention by other posters. So I contacted him, and he was able to solve our issue. Here is what he did: 1) lifted and sloped the saddle downwards so that any rain hitting my door and dripping down would now drain away from the house rather than into it; 2) He added sweeps to the bottom of the door both on the interior and the exterior. This solved several issues because I had a huge gap at the bottom letting in water and letting out A/C (summer) and heat (winter); 3) He added insulation trimming around the door jam to add additional insulation. This was tricky because I needed to maintain the functionality of my smart door lock. I didn’t want to have to pull the door in firmly when closing to get the lock to catch because that would no t allow the smart lock to lock when operating remotely; 4) As an added bonus, we asked him to paint the door because my wife always wanted a house with a blue door. To each their own!
Suffice it to say that there are solutions for your problem, you just have to find the right contractor to fix them for you. In no way is this a push to reach out to stevecym, but I’m letting you know that he was able to solve my issues conclusively. I will also say I didn’t get a drop of water in the house with the heavy rains from Henri earlier this week. Previously, I would have been mopping up all night. I hope this helps!
