Adding 2 windows and a door to rear of house?

You need an architect but the filing should be straightforward. Adding a door on the back of a house should not trigger the much feared Alt 1. I see this an Alteration Type 2.

I am purchasing a home in East Flatbush. It’s vinyl siding. How much approx will it cost to add two windows and a door to the rear of the house (the kitchen) and also to add a deck? We don’t need anything fancy. Also, where can I research to see if this is allowable? It’s a pretty large lot though. I know this is the type of project that might be out of reach but I’m hoping there’s a wide scale of costs. Thanks!

2 windows, plus rough framing figure and repair of interior/exterior finishes figure about $4000. If you’re replacing an existing door something like $1600 including labor. This can be much higher depending on quality of doors windows. For the deck, verify setbacks from the property line. These are really contractor questions and they’ll give you an accurate ‘real’ estimate. Good luck.

Adding a door means changing egress, changing egress means ALT1. Alt1 means time and money. If you do this work without a permit you face fines, violations, and bank issues. Just a heads up. That could detrimentally affect your home’s value.

Only if you get caught, Matthew. I added one when I added my non-permitted deck. No bank issues either when I sold. All banks care about is that the floor plan matches the C of O if there even is one.

That’s right. It’s a risk worth taking for some. But I do not condone that. I’ve seen people go out of business. It’s only a matter of time before someone’s neglect results in years of anguish for the next buyer.

Neglect would assume not properly built to code. Both my deck and door were. 90% of the decks I saw when I was looking were not built to code.

If it was built to code, doesn’t mean it was built legally. The reason for permitting is to vet the contractor, and assume an engineer/architect. To some it may seem like overkill for a deck. In certain cases, it may be.
