Add deck to second floor of a 2 family brownstone

On the contrary, it is not impossible for a specialized deck contractor and an iron-worker with drawing skills to price out a deck accompanied by THEIR plans which are then passed on to their associate architect to update into a DOB format of required computerized plans. Parlor decks $20-$24k depending on wood species, number of steel columns and size. Architectural Cost, including Asbestis Report, City fees and their own fee for the procedure – $8500 included the securing of work permit.

Why would OP call Susan for a steel deck? She works with wood, no? If you want to do it without permits just get an iron worker. If you want to file it, call an engineer first. Filing will cost you close to double the money and 10x the time.

Please be clear about the story (2nd or 1st). Decks are allowed at the first story above grade, which usually means the first floor (parlor). Higher than that, and it’s a balcony, which has its own rules, one of them being that it cannot have stairs to the ground.

Each individual contractor has their own insurance coverage. If you are a Multiple Dwelling classification, then you need to find an ironworker directly for a 100% incombustible deck via online search. You will need plans, an expeditor, and special inspections for the concrete foundation and steel work. Dave the Architect can do all these items as a package. 914-693-1159 The deck will cost 15-20k. It’s almost impossible to get pricing from a contractor without plans so don’t waste your time.
