50k Bathroom???

I am new to the world of home renovations by high end GC’s so I have no idea if this is the “norm”.
I got a quote from a GC for 50k. This covers:

Labor
Full demo of bathroom
All “rough materials”

Bathroom is on the larger side (12×10)

No finished materials are covered i.e. tile, vanity, tub etc etc
I think once you add those on, this project can easily touch the 60k or up range.
Am I weird – but does this sound insane for a bathroom reno?

I’d wave bye-bye. $50K and no finish materials. Unless your bathroom is the size of a gym or has some weird circumstances (it’s in a basement, rotted throughout or an addition). You should be able to get everything you want at that price point as long as you pick quality material but not Ann Sacks level tiles and finishes. Start by looking at bathrooms you like (Pintrest, Houzz, etc), getting your GC to measure everything out and discuss what you think you want as a starter and then head to a Floor and Decor and see the vast selections of tiles that are quite lovely and fairly reasonable. Then if you want things like heated floors, a steam shower with dual shower heads, a bidet, etc) You will know where you had to put the cash in to. Also lock down that contract and change orders if you are new to this. If the flange is one inch off and you want it moved without a change order that is more money out of your wallet. I try to help our clients, even those who go elsewhere aftering getting our investment proposal, because numbers only tell half the story. Nothing is worse than starting a project with a budget to later be blindedsided that you need X amount more to complete something new that popped up.

I second the recommendation for Chris Lombardi who we met originally when he was recommended by SteveCym and stepped in after another contractor left us with a gutted bathroom after they tried to jack up the price. Chris’s workmanship is impeccable.

You need to get quotes from several different contractors and, as others have said, fully understand what you are getting for each price quote. That is the best way to determine if this quote is out of line.

I just did a fairly high end bathroom Reno, moved plumbing, separate tub and shower. Came in labor at about $15,000 and then tile, etc brought it up to about $20

You really need to pick a contractors brains and find out all the details. The floor in a room that size is 100% sagging or sloping. How does he plan to level it. Anything less of ripping out the old boards, sistering new joists and putting down new plywood isn’t high end GC work. Same goes for the ceiling, if you want a nice level one, sistered joists are the way to go. Is he running the new plumbing straight from the cellar or just connecting it to the lines that already feed the bathroom. So you might end up with 6 feet of new copper line connected to an old brass pipe. Is he running new electrical lines on dedicated circuits straight from the panel. Will he be putting drywall on the walls or proper backboard for the tiles.

Often homeowners are ignorant or don’t care enough to research and educate themselves on how things should be done. Contractors, even one taking top dollar can leave you with a substandard product in the end. Nothing worse than paying 50k+ and turning on the shower only to see water leaking from the ceiling underneath it. Maybe his quote is that far off, but i’d expect nothing less than perfection and attention to detail at that price. Having said that, there are contractors that will do just good of a job, and be happy with a 30% profit margin.

I just posted on the “Outlier Reno Estimate” thread below. As everyone says, good communication with your GC is critical but don’t make the mistake of believing a “professional” GC with an iPad Pro and unrealistic profit margins will do a better job for you than a more traditional blue collar guy who may be less polished but has great skills and years of experience.

My thoughts as well….
I can see if his 50k included the finishings as well, as I would like it on the nicer end – but this only includes his labor and the materials in the walls i.e. sheetrock, etc
It does also include new plumbing for the bathroom…..
I just can’t grasp the instantly high price tag for the scope of work !

Thats way too steep, he basically wants to profit 35k. Keep looking, this shouldn’t be more than 30k for a reasonable quality bathroom that size. Unless, you want this done really high end, separate bathtub & shower, wall mount toilet, high end sink, steam, mosaic tile, heated floor, etc etc.
