Resale value and artificial lawn
We live in a first floor apartment in Park Slope with a small backyard. It currently has some grass, which is not thriving. After much effort, I think we have to accept that it’s too shady for grass. We have two options: A bluestone patio or some artificial lawn. I would never have thought I’d even consider fake grass, but the new stuff is surprisingly nice. Aesthetically speaking, it’s not my ideal but it’s not a horror show either. We have 2 small kids and I think they’d love it. A bluestone patio would be pretty but not exactly ideal for flopping down and rolling around. Here’s my question: From a resale point of view, does artificial grass hurt us? We’re not planning to move anytime in the immediate future, but there’s the possibility that in 3 or 4 years, we might find a new place.

I was thinking about this for some time for my family, but we live in the midwest. It would be great, but according to this blog here: http://www.gluemachinery.com/artificial-turf-and-adhesives-what-you-need-to-know/, installation in climates that change a lot can be tricky. We’ve since decided against it.

I have an artificial lawn and I love it! My dog can play at any time of day and at any time of the year and always has clean paws when he comes in from outside! I used to have sooo much mud that I didn’t even like for him to use the back yard which is funny because I bought the place primarily because it had a yard. I didn’t want pavers because the city is full of enough concrete and stone. Besides it looks really pretty, especially when it is lit up. I say go for it!

Let us know what you choose and how much it costs. I have been interested in expanding my bluestone for years. I think the turf can be really nice but it wouldn’t work in my yard. There is so much bird poop and stuff falling from the trees that it would be a mess. Bluestone just takes a few seconds to sweep and you are good to go!

FWIW, my 3.5 year old son uses our bluestone patio as a giant chalk board, a soccer field, a “race track” for his tricycle, etc. When he needs a rest, we flop down on the cushioned patio furniture. When the bluestone gets a little hot, he happily hoses it down. It’s more kid friendly than you think!

For what it’s worth, I just had artificial turf priced out as my lawn suddenly went to cr*p. To get the stuff that looks halfway decent, the quote for 20’x15′ was $4500\. It’s more realistic than it used to be, but it still looks like fake grass. I am going to put down new sod. If you go with bluestone or paving of some kind, you could easily put out those rubber playground mats in the summer months.

Recouping what is likely a relatively small expense is not really the issue, You could also consider some kind of playground covering or mulch that would be natural and easy to play on. Fake grass and playground coverings can get pretty warm if there is direct sun on the space.

Do what you want for the way you live now. You can revisit the bluestone patio for resale if/when that day comes. I think we all get caught up in worrying about resale. (I am also guilty!) You aren’t going anywhere for now. Make yourselves happy.

If you think your kids would like the artificial grass go for that. It must be far less expensive than bluestone and could easily be replaced, if you think that’s necessary, should you decide to sell in a few years.
