Is it possible to sand and poly 1000 square feet of wood floors in 3 days????
Hi, I’m getting my parlor floor rental spruced up for a new tenant. It’s huge 2,000 square foot duplexed into an English basement. I’m getting all types of different time estimates on how long it should take to sand the floors. Verazano, whom I’ve used in the past wants 10 days! I have someone I’ve used in the past for painting and plastering who says he can do it in 3 to 4 days because he uses a quick drying poly. Is that possible? Is the poly not as good? Any ideas or suggestions appreciated. thanks.

“Acrylic” generally means water based.

Thanks Steve you’ve been very helpful. It sounds like you are saying that the Ben Moore product is not oil based. You would think the product description would mention that but it doesn’t. Could you please clarify whether you are saying it’s not oil based or whether you are saying you would not use an acryllic on the floor. Thanks!

I would never use ben moore acrylic on the floor. I have used it and I have had not problems with it and it may be just fine for the floor, but I do not think of it as a flooring product. We usually use Varathane or there is another product sold by PC Capital Floors – I cannot recall the name. I may be wrong on the Ben Moore, it may just be that we started using Varathane years ago and kind of stuck with it. I bet 10 to 1 that Verrezano will say they want to use oil. Steve

OP here, I emailed him and the product the guy who can do it in three days says he’s using is:
– Benjamin Moore- stays clear- acrylic polyurethane.
I can’t figure out if that is water or oil based. I need to find out what Verazano uses and then see if I can figure out the difference I guess.

Can it be done in three days? If sanding can be done in one day, then the whole job can be done in 3 days no problem.
here is how:
Water based paint dries fast, so they can do two coats in one day no problem.
For oil based, one coat a day is recommended but if the fist coat is a fast drying sealer, the first two coats can be applied the same day.
Make sure that buffing and dusting is done in between all coats.

I just read your entire post. Ok, he is using water base poly. This can be done. However, if Verazzano wants 10 days, be aware that their quality will be a lot higher. My guess is they allow cure time in there.
In so far as water base product, these days it is much more durable than it was when it first came out twenty years ago. A lot of people use it. We tint ours a little amber to give it the look of oil. There is a company that makes it pre tinted as well.
He has to be sure that poly is dry between coats and by dry I do not just mean dry to the touch; when he goes to screen the poly must white over or it is not dry. If he does not know what screening is, go with Verazzano.

I doubt you can get sanding and three coats of OIL poly down in three days. I mean, it is possible if you had a crew with two drum sanders and one guy on edging, so if they had the sanding done in one long day and came back the next morning and did the seal coat (using Dunham’s or a shellac based sealer, both of which dry fast) and immediately after did the first coat. Then the afternoon of the third day they can screen and put the top coat on. Now, that can be iffy in high humidity. This can be done if the crew is experienced and has worked together.
A more likely scenario would be using water base poly with two guys working, doing the sanding over a day and the next morning. then applying two coats of poly late morning and afternoon, maybe with a screening after the first coat. The morning of the third day, they can screen and apply the third coat of poly and with water poly we generally put down 4 coats, so that can go on in the afternoon.
If this were something I were considering, I would not commit to the 3 day schedule. It would be better allowing them 4 days and holding them high on the quality.
Be aware, humidity can gum things up literally.

We had our entire house approx 2,000 square feet (all parquet flooring) sanded and polyed in 3 days (3 coats)–and it looks great. So yes, it is possible–it depends on how hard/fast people work. Caveat: we weren’t moving in right away so did not have to handle the smell which lingers around for quite a while.
