Flooring ideas for family room/guest suite?

Hello! We will be using our “basement”/ground floor of a brownstone as a family room/quest suite. I would love some ideas on durable, attractive, budget friendly flooring. The space will be a main entry way to backyard, and may see quite a bit of wear and tear, so durability will be important. There will also be an area with a utility type sink, etc that we should/could tile a section off.

Yes, good call anotherposter! I think a nice porcelain tile makes sense. My question is, having never lived anywhere with porcelain tiles in living areas (living, sleeping), does it feel “cold” (not to the touch, more in ambient feel)? I guess area rugs could help. The space will be used for short term guests sleeping as well as an extra family room space.

I’m a big fan of porcelain tiles (the 1×2 foot). You can get all kinds of looks–wood, cement,fabric, etc. I’ve not lived with any past about 9 years yet and am still happy with them. I lean towards a color that looks good with dark grout, because light grout on floor will eventually be hard to keep looking good. About once a year or so, I have Stanley Steamer over to clean our stair carpet runners and have them do the porcelain (kitchen that opens to the garden, where the dog tracks in a ton of dirt) floors and they look good as new afterwards.
