Asbestos tile : Cover or remove?
We bought a new house, and after removing carpet found 9″ asbestos tile in the den. (Yes, we tested it). What we found was in very good shape, and since we heard that it is safer (and much less expensive) to cover than to remove, we thought we would just carpet over it with some FLOR tiles – maybe seal it first? (I read that somewhere, though not sure what you seal it with). However, when we started demo-ing some wood paneling, we ended up cracking a few of the tiles. Everything I’ve read about asbestos tile says “better to cover over it as long as it’s not cracked.” But, now that there are a few cracked tiles, where does that leave us? Still better to cover over, or better to go for abatement? Incidentally, if we are more careful, we can probably get the rest of the wood paneling out without continuing to crack tiles.

Thanks, everyone. We did end up getting it removed by a professional, because nail strips from the carpet were creating even more damage to the tiles when we tried to pull them up. To August- first of all, we didn’t pay a million for house, and secondly, we were not going to cover it up primarily to save money. The primary reason to cover it up is because that is considered safer than removing it. Although, I don’t see why it is repugnant to consider budget in conjunction with safety?

Everyone, despite the arguing, is basically correct. Asbestos isn’t radioactive. It doesn’t magically jump into your lungs, and it takes long term exposure to cause health risks. So whatever you did with cracking the tiles is nothing to worry about. That said, since you’ve already got the things exposed, you might as well get rid of them now. It’ll be easier and safer than a few years down the road when you want to do another renovation, or you have to do a repair. There are a number of certified asbestos removal companies in the area. Just for peace of mind, I used one to remove some old piping insulation in our basement and from an old fireplace I exposed. They’ll tape up all the entrances to the room with plastic, wear suits with masks, wet everything down, and remove it all in duct-taped heavy duty contractor bags. More than likely, they’ll be in and out in a day. If you’re worried about air quality, a different guy charged us $575 to check that after everything was done. He said it wasn’t necessary, but he’s not my wife worried about our two small children. So guess who won that argument. Everything came back clear.

Oops sorry worst typo ever: of course you’re NOT going to get cancer from one or two cracked tiles. Why would an abatement without DOB permits be done without precautions? How does a DOB permit ensure workers safety on site? What’s your point anyway – Asbestos is a great asset to your grass fed organic fairtade brownstone? Landmark Asbestos?

Exposure to asbestos is linked to mesothelioma and asbestosis, not asthma. Low levels of asbestos are present in the air, water, and soil, to which EVERYONE is exposed. Yeah, the price will be okay because you’ll expose day laborers, sanitation workers, and who knows who else to the very hazard you fear yourself. And because the work will be done by those not trained in abatement, you’ll wind up with MORE airborne particles and exposure, not less. In nearly all cases, you’re okay covering tile. If you’re removing the tile, use a contractor trained in abatement and lawful disposal.

Also, I suspect that vastly more dust would be created by removal, especially by a fly-by-night company that’s willing to ignore DOB regulations.

@Bob: Asbestos dust is released when tiles crack, and the dust is considered a health hazard. Of course you are going to get Asthma from 1-2 cracked tiles in your life. But why deal with these questions in the first place – get rid of it and be done with it. Just donĀ“t tell the DOB and the price will be OK.

You would do well to read about friable vs. non-friable asbestos. It’s rare for freshly cracked tile to present an instant health hazard. Depending on how much it is inhibiting your plans, I would cover it. And no, a chipped section should not be a health concern, especially once it is covered (do your own research on this). Now if there is asbestos snow (that’s crazy they had that back in the day) dusted on the floor, I would reconsider this proposition.

I find it hard to believe that any significant amount asbestos was released into the air by cracking a vinyl-asbestos tile. Anyone as alarmist as August would probably find it difficult to live in an old house.

You bought a house for a million and you consider saving a couple of thousand by covering asbestos tiles while worrying not to break them in the process – instead of removing them. I hope you wore serious masks when you cracked the tiles.
