Rear wall insulation and siding

Hi, We are planning to repair and thorocoat the brick rear wall of our house. I am wondering if we should add insulation and new siding on top of the brick instead. We would replace windows at the same time. Has anyone done this? Would any good mason or GC know how to do this properly?

Familyhouse, we are also considering adding insulation to a coated brick back wall. Did you undertake the project, and if so, who did it, what did you use, how did it all turn out? Thanks for any information.

Maggie, i don’t want to think about it. I was a lot younger and it was hard, sweaty work and the boss kept telling me to wear a mask and i kept ripping the mask off (i hate them) as soon as he walked away. At the time i was not thinking asbestos but i wonder if the man who i was working for knew what it was and stopped short of telling me. The asbestos could have been embedded in it. It was on an interior brick wall in an old commercial building building in north carolina.

and a wire wheel might be more aggressive than the power washer but safer than sand blasting or sanding discs.

also, i just looked. I was thinking of Dry Lock. not thoroseal. thoroseal is a cement based product and i understand that that may peel off in sheets (i have seen it as it fails) where as the dry lock is a painted product. Paints soak into the surface a little more. i have a cousin who did her basement walls with it and it holds firm.

it might take sand blasting to remove paints.

i have never tried to remove thoroseal myself but have had to remove other things and while chemicals may work (and i know people who have done it, someone very recently) many people turn to sandblasting and i have taken something else off by grinding with flexible discs (i was working for someone else and was directed, it was some sort of thick tar substance and i was told to get it off at all costs) and these are the bad ways. i would agree to try the power washer before going to something else. it is sandblasting that i was thinking of, not power washing. perhaps power washing has supplanted sand blasting, especially in the city where the sand would be an issue.

Homeinspector, I’m not sure where you get that idea from. I’ve seen many houses have paint and thorocoat removed from their back walls — including our own. I was pleasantly surprised at how much of the old coatings our mason was able to remove when we had the back repointed. Most of this was achieved by pressure washing and gentle chiseling of the surface. You do — of course — need an experienced mason who knows when to stop. If the remains of the old coatings won’t budge, it’s critical not to force it — that’s when you can damage the bricks underneath. Our back wall isn’t a perfect canvas of unblemished bricks but it’s pretty clean looking.

Paints and things can be removed from brick but my fear is that such processes can damage the hard, outer surface of the brick exposing the soft insides. People often do this inside a house where it is probably ok. Outside is frowned upon.

Hi Cate, I think I’m a little confused about repointing vs a new surface (thorocoat or stucco). If I have the wall repointed, then I will still have bricks that have thorocoat on them and new mortar, right? I would still need something on top to make it a uniform color, right? Thanks!

with those bookcases that have doors on them and with sheds and with vestibules. if these are unheated spaces, all of the insulation in the world will not help them. if there are doors closing them off from the greater house and no heat within them, they will get cold. its not that they need more insulation, they need heat as well.

Thanks, Familyhouse. First step is to repoint, then seal any cracks on the interior, then see where you are. (A cautionary tale: We have a shed/extension that is extremely cold. We insulated, it did nothing to make it any warmer, because air was still coming in through various holes and cracks, but it did allow termites to come in and do a lot of damage.)

Thanks Cate. Our house is not a brownstone. It’s a brick row house. I agree the windows and doors will make the biggest difference. We have built in bookcases on the back wall and on cold days I’m surprised to feel the cold when those cabinet doors are open. I though that might have indicated that the walls themselves were also transferring a lot of cold.

Familyhouse, if you are in a brownstone, it’s very unlikely the house dates from the 1920s. Please do not pay any attention to the city’s build dates. They are incorrect before the late 1930s, when certificate of occupancy began to be required. For example, rows of typical brownstones in Fort Greene and Carroll Gardens with the heavy window surrounds and door hoods typically date from the 1860s and 1870s. They typically have trouble with their rear brick, which is a bit soft, and are often covered in Thorocoat. I’d start with repointing the brick, filling cavities around the windows with insulation from the inside, and caulking joints of wood around windows to stop the cold from coming in.

If the house has newer double pain windows and they will not be changed again but might be lacking the insulation stoopsitter is referring to in the cavity, it is very easy to remove the casement molding and do this later. Removing casement can be a little problematic if it is bound to the plaster with more plaster or caulk or if the plaster is frail (you can damage the plaster) but if one is careful, they can get the molding off with minimal damage and push some insulation in. Reinstalling the old casement and fixing the plaster is easy enought for a novice. We pull and reinstall casement all the time when doing door work.
