Freshly re-coated stoop not waterproof

Great product, I have this on my own house, you cannot see it unless you spray water on it, then it will bead off like a freshly waxed car.

This summer we spent a lot of money to get our brownstone stoop re-coated. We hired a firm which is highly regarded in this forum. The job took several months (with interruptions) and it included power-chiseling down to solid stone, applying slurry coat, applying scratch coat, applying pigmented brownstone coat, and acid wash. On a sunny day, the end result looks very good. They did a great job with the finish coat. Straight lines, even surfaces, and all moldings and ornaments restored nicely.

I expected that after such an expensive and thorough job there would be no more water seeping through the steps and through the side walls of the stoop. Unfortunately this is exactly what is happening! During each rain, water quickly soaks through the concrete and starts building glistening wet water stains on the underside of the stoop. (Some pictures are attached.) Unfortunately this happens even after shorter rainfalls. After 1-2 hours, the first seeping sets in.

Once it starts freezing, a sponge-soaked stoop will essentially become an ice block inside out. I am worried that t his will lead to accelerated deterioration of the job that was just finished.

My questions to this forum are as follows:

(1) Was I naive to expect that a re-coating would keep water away from my house?
(2) What are other brownstoners’ experiences? Are your brand new steps still leaking?
(3) What can be done about it? The contractor suggested putting thorocoat under the stoop. Wouldn’t that trap the moisture in the structure and make the situation even worse?

Hi @therealblueline. Why does the name of the firm matter? I specifically did not put the name of the firm because I think it is inconsequential. I am interested to hear opinions and answers to my questions. I am not here to badmouth the contractor unless the community would provide me with evidence that that he actually did a poor job.

It sounds like the stoop was not pitched properly, because otherwise 90% of the water would run off. Some stoops are dryer than others, but you should have little to no water underneath if done by a pro.

Do not thorocoat.

I had similar situation – the steps where limestone landings on a brick structure- so no brownstone- but everytime it rained the entrance under the steps would get really damp and water/condensation would come thru the bricks.

I had some cosmetic work done to try to improve it, but didn’t work.

i ultimately decided to use Dry Lock paint on the outside surface. I used clear, which actually turn a bit white when it rains, but for the most part it seems to have made a noticeable difference.
