Sandy and Mold risk?

Sandy wiped out the lower level of my home in Manhattan Beach. I have no flood insurance and they say they won’t pay. Fema will hopefully give me funds eventually. Problem is that I have such extensive damage the bill will be huge. I have limited resources so I hired two guys and with them I am taking down the walls and the insulation. There is lot’s of hysteria about mold risk going around. My neighbor ripped off the ceiling and the floor and the tiled bathroom and even his support beams. He is covered by insurance however. I want to preserve as much as possible to save money. I drained the water out after 12 hours but there is a nine foot water line! I need advice desperately. Is it absolutely necessary for me to also rip out the floor and the tile work? I am living in the house attic now with no heat and no electric to protect it from looters. No fun!

It’s not a loan.  The only thing they told me was if I get any money from home insurance, I have to pay that amount back to FEMA.  Like my insurance adjuster came today and told me that we were covered for wind damage and they would pay to fix the small amount of roof damage.  So if I fix that, any amount I get goes to FEMA.  I doubt I’ll get another check from FEMA but any bit helps, right?

I took the sheetrock down to the studs so the wood can dry out. If you have plywood under the tiles, it could possibly cause a problem down the line but it should have been protected by a nice layer of thinset and wonderboard. Question about FEMA. I applied but haven’t heard back from them yet and I’m hearing mixed responses from people. Is it a loan or do they actually hand out money as insurance would do?

I’m in Mill basin and got 16 inches of water for 5 hours.  It is being worked on as I write.  Walls and floors are being removed.  Don’t talk yourself out of the problem, I know I tried to early on.  Maybe it’ll be all right, maybe it just needs to dry, etc.  The water definitely got behind your walls and I wouldn’t take a chance on the mold growing and having to deal with it later.  Bite the bullet.  I already got about 17 grand from FEMA.  It’s not gonna cover it all but it’s something.  And no, I don’t have flood insurance either.

The common p[ractice is to remove the lower 2-3 feet of all basement walls down to the studs and put in new insulation and either sheetrock or cement board.  If the ceilings did not get wet, they need no remedy.

Re FEMA, someone I know whose house was completely destroyed on Long Beach has just received a check for two months’ rent from FEMA. I hope they can move swiftly to help you also.

I am so sorry to hear about this. Typically, after a flood, what people will try to do is dry out the area with fans and heat. Mold will form if something is wet for three days. Some good news, though: Not everything will harbor mold. Drywall is like a mold factory, but mold cannot grow in plaster, and I think wood may be a little more resistant also. Mold does not grow on tile, either, although it could grow on the backing, if it is regular drywall (rather than cement board). If you don’t see mold, you may not have it. If you see it, then you do, and you should wear protective gear and take precautions not to spread the spores further all over the place as you rip it out. You can get more detailed instructions on government web sites about flooding. Don’t panic about the health hazards of mold, though. It’s unlikely that you have it in such large amounts that it would make you sick, though it’s advisable to spend more time on the mold-free upper levels. All that said, if you have forced air or HVAC, I would not turn on the heat (when it is operable) until every speck of mold is absolutely gone. Otherwise it will spread all over the house and make a smell even if nothing is wet. (Sounds far fetched, but it happened to someone I know.) This is not dangerous as far as I know, merely unpleasant to have every posession smelling of mildew — and costly to replace. Good luck to you.

Sorry to hear your troubles.  You want to remove anything that got wet and absorbed water.  Dry the area out.  The good thing is it is not hot, mold grows crazy fast with heat and humidity.  Good luck with FEMA.  I had to file with my insurance co and FEMA.  We shall see…
