Local Law 152

I do the LL152 Inspections. I charge a little more for larger buildings with multiple meters but not much. There are all kinds of horror stories around these inspections and I’m looking to get through them as painlessly as possible. It is little more than a visual safety inspection and sniffing for “significant” gas leaks with a detector wand. Call for a price if you’d like. Does anyone have a recommendation to do the required Local Law 152 gas inspection? The plumber I usually use doesn’t do it. Need it done before the end of the year!Like

Not many Plumbing companies are offering this service due to the uncertainty and extremely high liability it is placing on them. I honestly do not have a recommendation I would give out for this, even for our own facilities we occupy!Like

Are there not a lot of multiple dwelling owners in this forum any longer?
I thought a new city law inspection that needs to be done by all MD owners in all boroughs, some by the end of this year, would have yielded a couple of recommendations and accounts or problems of getting it done.
I’m not complaining, just surprised.

it’s being scheduled by community board districts so it isn’t the full city this year. since so much has been shut down since March i think folks are just coming back around to realizing this needs to be done and it’s going to be a last-minute push for everyone.

Community Districts 1, 3 & 10 are due by the end of this year. 2, 5, 7, 13 & 18 are due 2021. 4, 6, 8, 9 & 16 are due 2022 11, 12, 14, 15, & 17 in 2023 & every 4 years thereafter.
Must be inspected by a Master Licensed Plumber & most charge based on how many apartments, meters, fixtures, appliances etc.
Owners who have none filed appliances & fixtures will have a problem.
And the City is threatening $10,000 fines if not filed correctly on time ……

more than 2 families. R3 buildings are not included in the requirement.
the other piece that folks might not realize is that if your building does not have any gas service you still need to file documentation!

Are gas pipes always visible? If you have a finished basement I assume not. Does anyone know theoretically what would happen if that was the case, like do you need to actually tear down drywall to expose all piping?

as i understand it the inspection is only of VISIBLE piping and only in COMMON areas (not in individual apartments) so depending on your situation it may be pretty limited. one of many gray areas may be where you have gas piping above a hung ceiling where you could just take out a few tiles to see more piping, i don’t know whether that would be considered “visible” or not.

Q1. What does exposed gas piping consist of?
A1. Exposed gas piping includes gas piping that is open to view. It does not include gas piping above a drop ceiling or behind an access door.
