Can I build a house extension in manufacturing zone?
Only on the first floor sounds right if the house was built before December 15 1961. Here is the code. I am an architect if you want to discuss it in more detail. Jorge 212 321 0194

Non-Conforming Residential Uses in M1 Districts In an M1 District, a #non-conforming residential use# occupying at least 50 percent of the #floor area# of a #building# which was #designed for residential use# and erected prior to December 15, 1961, may be #extended# on the ground floor level provided that no #dwelling unit# or #rooming unit# may be located on or below a #story# occupied by a #commercial# or #manufacturing use#. The total number of #dwelling units# or #rooming units# in the
#building# may not be increased by more than one for each 400 square feet of #residential floor area# created by such #extension#.

Good afternoon, I am planning to buy a small 1350sqf single family house on a 2500 sqf lot in an M1-1 zone in Greenpoint. I would like to build an extension of 500-600sqf for private family use. I have no heard that since the house was build 1899 we are allowed to renovate the house but not build an extension. We have a non-conforming use that we can’t expand. Others told me I can build an extension but only on the ground floor.
Any advise on this would be most welcome! We are ready to buy but want to wait until this is sorted out. Not an investor but buying for private use.
