We’ve been ball parking construction costs at about $300 per square foot. Assuming the data you’ve posted is correct (it looks like it’s from OasisNYC, which is often inaccurate on the floor areas) you may have about 1100 square feet to work with, which is a decent size for a second floor. That means about $330,000 for construction of the new floor. There will be additional costs to the area where the new stairs will be, and any other changes you’ll need to make to existing conditions to accommodate the second dwelling unit. On top of that, there’s sprinklers, structural, mechanical and other engineers’ fees, architect’s fees, expediter and DOB fees. You may even need to redo the sidewalk because of the extent of the addition. There are many variables at this time, but looking at it this way, I would not expect to spend less than $450,000, possibly more. We’ve done some work in Astoria and are in the neighborhood once in a while. I’d be happy to meet you at the house and discuss it in more detail.
