I have 7ft ceiling height on my top floor. Thinking of using the cockloft’s space to add some more height. Any integrity issues? Also anyone have experience insulating above roof as oppose to under the roof?

On the few houses that I’ve done it on, the roof sloped towards the back, so when I opened up the cockloft, I really didn’t gain any height on the ceilings in the back of the house. Since you have to use the lowest measurement, they were at full height anyway. the other issue is that if the wall studes don’t extend high enough, you may have to add to the top of the top plate so that your new ceiling joists connect firmly to it, but that’s not a big deal. Other than that, it was a piece of cake. I’ve put insulation on top of roof sheathing, but under the membrane. I’m not sure if that’s what you’re talking about, or want to actually installing it over the membrane. If that is what you’re planning, I hope you’ll post here and let us know how it works out. we did it in 2008 when we joined 2 studios together in a gut renovation.

They sistered every beam from front to back to level it out as well as shore up the older beams.
Cant imagine not doing it, best thing ever.

I did it at my house. 2 layers of 3″ ISO on the roof keeps us very warm. We sistered and pocketed the joists to one day support a green roof. f

Thanks for all your posts. deancollins that’s an impressive photo sequence of the construciton. The final looks great. blassfamous, what you did is what I had in mind. Green roof on top and exposed joists on the bottom. Did you laquer or put some kind of finish the esposed wood?

The wood was treated with something, but unfortunately I don’t know what it was. It’s a matte finish, that was meant to make the new (reclaimed) joists match the old ones – i don’t know if the finish had a purpose other than that. I think the old ones were douglass fir, and the ones we found were hickory. I will tell you that someone recently told me that exposed joists like above are against the fire code. unless you’re sprinkered. I don’t know if this is true, but if you’re planning on doing your job to DOB standards, you may want to investigate.
