Do I need a contractor or a handyman?

We’re close to closing on a place which needs some work but nothing major. The biggest thing it needs is floor work (sanding and refinishing) and the rest is painting, putting in light fixtures, changing out the door handles, that type of thing. Do I hire a flooring person, painter and handyman or should I be looking for a contractor who can do it all? Thanks for all advice.

I purchased a Coop in Park Slope in Sept last year and I used Sherlock homes. I can’t recommend them highly enough. I initially only wanted some built ins, painting and sanding and sealing the floors. Once we closed we noticed there was a lot more work to be done. The did it all from electrical to painting. You better hire licensed contractors with required insurance for your protection. Get at least 3 quotes from different farm. That’s what I did when I bought my house.I would recommend for M. Hire a floor guy for the floors (plenty of recommendations on here) and someone whose work you have seen or had recommended as a painter. There rest certainly can be covered by a handyman from what you describe.

Regardless of who you hire to help around your house, always look at three things. 1\. The company’s reputation. 2\. Does the company have the appropriate training, license and insurance? 3\. Does the company have a real address you can contact later should something go wrong? Surprisingly, hiring a handyman may not be cheaper than hiring a specialized professional. A professional plumber may be able to diagnose and fix your problem much quicker than a handyman. In practice, many home owners hire workers by the hour or the day, which you call “handymen.” The city actually requires all of them to be licensed contractors and to tell you in an estimate before working, what they plan to do, what it will cost and how long it will take. Both parties sign an agreement. If the work doesn’t get done, the contractor has already paid in to a fund to help city lawyers recover your money. The contractor has an opportunity in advance to evaluate if the work is “nothing major” as you say, and if he feels your thinking is wishful, he can explain that before running in to difficulties or conflict. Following the law is more expensive than cheating, because payroll taxes are collected and workers are protected. Many home owners are glad to avoid taxes and worker protections.
