What can you do with M2-1 zoning?
Chances are that the building was built before it was a manufacturing district, in which case it would be allowed to remain. In an M1 district, you could probably re-build the residence, but not in M2, nor can you enlarge it unless the enlargement is for a manufacturing use. See section 52-531 of the zoning resolution: _Permitted reconstruction or continued use In all districts, if any #building#, except a #building# subject to the provisions of Section 52-54 (Buildings Designed for Residential Use in Residence Districts), or of Section 52-56 (Multiple Dwellings in M1-D Districts), which is substantially occupied by a #non-conforming use#, is damaged or destroyed by any means, including any demolition as set forth in Sections 52- 50 et seq., to the extent of 50 percent or more of its total #floor area#, such #building# may either: (a) be repaired or #incidentally altered#, and the existing #non-conforming use# may be continued; or (b) be reconstructed, but only for a conforming #use#; provided, however, that in no event shall any such reconstruction create a #non-compliance# or increase the degree of #noncompliance# of a #non-complying building#._ and so on…

We are looking at a property currently built as a single family building on an M2-1 zoned area, 25×100 lot. It’s currently built pretty small and not in good shape. We’d want to probably knock it down and build bigger- what can we potentially do with this size lot in this type of zoning? How many square feet can we build?

M2-1 is a manufacturing district with a FAR of 2.0\. Meaning on a plot that’s 25×100, you’re allowed buildable area is 5,000 sf. M2-1 district only allows uses of Group 17 & 18, none of which have any residential uses. It maybe a M2 zone that borders a residential district, maybe an overlay, or some other special permit.
