Permit Required for Sunroom "Addition"
We had investigated an attached greenhouse addition for our brownstone — probably the same rules as a sunroom (although I don’t know about the condo impact). If you Google “greenhouse nyc dob” you’ll find some stuff. Ultimately, you may have to go to the DOB for a pre-consideration and there anything can happen. You will have invested some money to get to that point though. All things being equal, the structure isn’t all that expensive. But the paperwork getting there can seem high. Good luck!

Can anyone provide guidance or personal history regarding building a Sunroom addition on a ground floor condo. Aside from Condo approval, would permits need to be pulled? My idea is to use a “kit” and frame out the subfloor etc. Thank you for any help

Yes, you’d need to file this with the city. There are a couple of DOB policy memo’s on how the department deals with issues that sun rooms raise, like getting legal light/air to the room that the sun room is adjacent to. Yes, do check! We tried to build a screen porch on our deck and were dismayed to discover that DOB would only allow 10% fenestration (i.e. window) on the side adjacent to our neighbor’s deck. Since that would have left us with only two screened sides, we shelved the idea.
