Looking at a house to buy in Greenpoint. The NYC.gov website lists 5 open (active) violations on this house. What does that mean exactly? How does that effect the purchase?

Really depends on what the violations are for…But if there are any fines associated with the violations (and you WILL have to clear up the violations if you plan to do any construction work) then you assume the fine once you own the house. That said, you should be able to buy the house (assuming the bank doesn’t balk). Some violations-like boiler inspection- are easily remedied. Others-like illegall work- may have fines of thousands of dolllars associated with them. Really depends on what the violations are. Hope this helps.

Yes, thank you! The concern was mainly because the active issues were landmark- related. Since they werent resolved, couldnt this be a problem in the buying purchase?

well, LPC issues mean that you will have to comply and resolve the issues- and it will hold up any permit for any work other than emergency repairs. I think it is reallly up to your lender to decide if it is a deal breaker for them (probably not in my opinion), an attorney may know better. The real question is what are the issues, and what is it going to take to “cure” them? Of course, you could always get the current owner to resolve the issues- but expect to wait for a while. LPC is not super fast.
