Minimum Dimensions for "Boiler Room"
I would like to close off my forced air furnace and hot water heater in a separate room so I can use the surrounding area for storage. Â Are there any minimum requirements for these rooms? Â Obviously there needs to be workable space around the furnace, and I could estimate 2′ is sufficient, but is there a code for this? Â I had trouble finding info specific to this on DOB site. Also, Is storage legal in the same location as the electrical service box? Thanks in advance.

Adding to this chain, does the DoB require certain materials be used in the walls enclosing the boiler / hot water boiler room? I can’t seem to find this on the DoB site. I believe the material needs to be 1 or 2-hour fire rated, but does anyone know of any requirements beyond that? (My ulterior motive: trying to see if there’s any way to place the concrete blocks there now with ones that jet light through to the rec room behind 🙂

Is this a multi family or single family? For multi, you must mainatin 36″ of clearance in front of all electrical panels. If the inspector deems the room where the breaker panel is located an “electrical room” than no storage would be permitted. As to the furnace I would defer to masterplvmber’s advice.

Zampano, only the box and the BX coming out of it. Thanks for the info Master. I am seeing on multiple forums (non-NYC) that it is code to leave 36″ of workable space in front of the furnace.

There is a required clearance for each appliance in the boiler room. If you can find those dimensions in their Installation and Operation Manuals, you can figure out the room dimensions. That’s what the inspectors look for. Don’t forget you’ll need to bring fresh air into the room, too.
